Explain, in detail,the proposed use of the property: The purpose of the special permit is to operate a Construction company at 34030 WCR 47,Eaton,CO. The need is to store and keep some construction materials inside a building out of the weather.These materials include concrete forms,scaffolds,and lumber,nails and any type of materials used on the job.Also,the building would provide a place to park a forklift,skid loader,and attachments,and pickup,which are all used on the jobs.We cater especially to agriculture customers,with exceptions. In addition to the reasons given for the original special use,we want to add storage facilities for RV Vehicles.All the storage will be inside storage facilities.No open storage,nor will any RV's be stored outside. 2. Explain how this proposal is consistent with the intent of the Weld County Code,Chapter 22(Comprehensive Plan.) The original special use plan applies to this application.We are amending the original special use plan to include the RV storage facilities. 3. Explain how this proposal is consistent with the intent of the Weld County Code,Chapter 23 (Zoning)and the zone district in which it is located. Because of the original special use permit,the RV storage facility is consistent with our Commercial Site. 4.What types of uses surround the site?Explain how the proposed use is consistent and compatible with surrounding land uses. There are other commercial businesses in the area including a racing dog track and commercial greyhound kennel.There are agricultural and residential structures for people who live on farms in the area. All types of homes exist in the area,both mobile and regular.Many large storage buildings are in the general area as well as on our property.Approximately,80% of the uses of the products we build and sell are for Agricultural use.We buy and sell grain bins for grain storage,flat storage for grain, barns for livestock and machinery shops.We do from time to time build commercial buildings and garages for homeowners. No prime agricultural land will be lost from the placement of these buildings.There would be no health,pollution,or noise danger to the existing neighbors or farms.All normal safety measures are being observed.There is no equipment or activities that are different in use from any of the neighbors, or the county. As we understand the comprehensive plan of the County,this area is to basically remain farmland. However,many tracts of land have been broken off into smaller parcels with the water being sold off, making farming nearly impossible except dry-land farming.A small business such as ours would cause no harm to the county plan,but to improve and enhance the community.The parcel of land that we purchased had not been farmed for 10 years and was a bed for weeds only. We are not in a flood plane,geological hazard,or airport overlaying district area. 5.Describe, in detail,the following: a. How many people will use this site? For the Construction site,1-2 people may be in the area to load materials or equipment and for a short time but mostly on the building site.The storage units will have 1-2 people per vehicle for the length of time to store the vehicle or remove it. b. How many employees are proposed to be employed at this site? For the immediate future,none. c. What are the hours of operation? For the Construction Company,the hours would be from 7 a.m.to 5:30 p.m. For the RV facilities people will have access to their vehicles 24 hours a day. d. What type and how many structures will erected on this site? One 40' x 80' storage building in existence,with a future 30' x 60' farm implement storage building. 8 Post-frame barn structures to be built for the RV Storage buildings with colored skin. Sizes proposed: 48' x 120' each building,consisting of 8 stalls per barn. e. What type and how many animals, if any will be on this site?50 chickens,one or two hones,pets, small farm animals for residential area of the site. f. What kind(type, size,weight)of vehicles will access this site and how often? The type of vehicular traffic would be 1-2 one-ton pickups,a single axle one-ton truck and several gooseneck trailers. Recreational Vehicles,approximately 20,000#plus or minus,approx.8'wide by 40' long,plus or minus.The size and weight may vary.Most will be stored for owners until they take them out for use. g. Who will provide fire protection to the site? Galeton,three miles from site. h. What is the water source on the property? Domestic: North Weld Water District; Irrigation: Eaton Ditch Co.No water will be provided for the Storage facilities. i. What is the sewage disposal system on the property? Existing: Septic system for the residence.None planned for the Storage units. j. If storage or warehousing is proposed,what type of items will be stored? Construction materials and Recreational Vehicles 6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape P Po P� g P g P Y plan map as part of the application submittal. Landscaping already exists on the original special use site plan.This business does not produce any toxic waste so will not contaminate any farmland around it. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. There would be no reclamation procedures because the soil would not be put back to the original state, but would remain as yard and building space for the Construction Company or for storage of the Recreational vehicles. 8. Explain how the storm water drainage will be handled on the site. The type of storm water retention facilities exists on the Northeast corner of the property to catch run off water to be re-circulated for agricultural use.It will drain onto the original remaining farmland. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. The Construction Company facility has been completed.The RV Storage facilities:we will begin building as soon as possible after approval and obtaining the special use grant and building permit. Erection of each building will be completed and rented before another building will be built. 10. Explain where storage and/or stockpile of wastes will occur on this site. BFI will haul waste products off as needed.
