Proposed use of property: Completed/existing building to be used as a residence for youths aged 12 to 18 who are in need of alternative housing and care as prescribed by county court and school systems. Modular structure, when approved for addition to property, will be an on-site school to accommodate up to but not exceeding 22 youths. 2. Proposal is consistent with the intent of the Weld County Code, Chapter 22 (Comprehensive Plan) in that we are currently operating a residential home on this site which houses 11 youths. This property is strictly a residential care and school facility and is designed for no other purpose. 3. Proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) in that all utilities (electrical, water, sewage) are in place and approved; adequate drainage is present; and property is in compliance with all necessary codes as required by Weld County. 4. Type of uses surrounding site include agriculture/farm land. Alternative Homes for Youth is currently zoned Agricultural on this site so there would be no conflict of interest with surrounding farm lands. 5. Specifics/details of property: a. Up to 11 youths will be housed in the Monarch House (when Special Use Permit is approved); 11 youths are currently approved for main residence on property; modular structure will house up to 22 students. b. A total of 20 employees are proposed for this site. c. Hours of operation are twenty-four hours a day, seven days a week. d. No additional structures will be erected/built on this site; modular home to be added per this permit application for school use. e. There will be no animals at this site; f. Two school vans and employee autos will access this site. g. Fire protection is provided by Weld County/911. h. Water source provided by Left Hand Water District. i. Sewage disposal system is a sewer system and is managed by St. Vrain Sanitation District. j. Storage and warehouse is not applicable to this site. 6. No proposed landscaping at this time; mature landscaping - large trees and shrubbery already exist. 7. No proposed reclamation procedures planned. 8. Storm water drainage goes to irrigation ditch on east side of property. 9. No buildings to be constructed on site. 10. No storage and/or stockpile of wastes apply to this site.
