Case Number: USR-1520
I am not able to attend the Public Hearing with the Weld County Planning Commission
on Tuesday, September 6,2005 due to a family vacation.
I understand that there will be 3 storage buildings 25 x 250 feet long and each will have
50 units. I have several questions regarding putting up these storage buildings.
- How much is this going to increase traffic flow? County Road 100 is busy
enough already—how much worse is this going to make it?
- Is it going to be just storage units or will RV's,boats and automobiles be stored
also?
- What kind of security is going to be present? What days will the business be open
and what are the hours of business?
- If the zoning is changed to commercial—what effect will this have on the
surrounding homes' property taxes?
- Would the zoning change be just for this location for the storage sheds or does it
include other business endeavors?
- What type of fencing will be used? Is it going to be an eye sore for the
surrounding homes?
- Why are they proposing more commercial zoning when there is already property
zoned commercial 3/10 of a mile from the proposed site on the north side of
CR100?
- How practical is it for MORE storage units to be built when all of the surrounding
towns have storage units. How much research has been done to see if a storage
unit facility is really needed in this area or how many people in Nunn would use
or need a storage unit?

My husband and I did not move to an agricultural community to have views of a storage
facility out the windows of our home and are definitely not in favor of changing the
zoning.

To: Sheri Lockman,
I am writing about my concerns for Case Number USR-1520 Lot A of RE-3886.
If I understand the letter I received correctly,This lot is being zoned for commercial or
Industrial use and be used as a storage facility. This letter also asks that if I have any
concerns to disclose them in writing before the hearing on this property set for Sept. 6,
2005.
My following concerns will just involve my property and home living as I am living
adjacent to said property.
My concerns are as follows:
1) Operating times and Noise level predicted. Do you see this storage unit
interrupting my home life due to noise and the constant use of the storage area as
most of them are available for 24 hour use. Will the entrance to the storage units
be on WCR 100 or 291/2?
2) Dust from the dirt roads in this area. Will the lot be asphalted and will the roads
surrounding this lot be asphalted to lower dust levels?
3) Lighting. We very much enjoy our area because of the low levels of light
pollution. How will your lighting of the storage area affect our area that we live?
4) How will this lot being zoned affect my property value?
5) I am also very concerned with the security of my home and children and what
effect this storage facility will have. My main concern will be because a number
of out of area people that will be using this storage facility but not care for the
surrounding area and the people who live here.
6) My final question would be for the water consumption. Will they be using a well
or city water and would they have to go through my property to provide any of
these hook ups?
Thank you for letting me express my concerns.
