If a question does not pertain to your use,please respond with'not applicable°,with an explanation as to why the question is not appicable. 1. Explain,in detail, the proposed use of the property. 2. Explain how this proposal is consistent with the intent of the Weld County Code,Chapter 22 (Corn prehensive Plan). 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23(Zoning)and the zone district in which it is located. 4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. 5. Describe, it detail, the folowing: a. How many people will use this site? b. How many employees are proposed to be employed at his site? c. What are the hours of operation? d. What type and how many structures will be erected (buit) on this site? e. What type and how many animals, if any,will be on this site? f. What kind (type, size, weight)of vehicles will access this site and how often? g. Who will provide fire protection to the site? h. What is the water source on the property? (Both domestic and irrigation). What is the sewage disposal system on the property? (Existing and proposed). j. If storage or warehousing is proposed,what type of items will be stored? 6. Explain the proposed landscaping for the site. The landscaping shall be separatelysubmitted as a landscape plan map as part of the application submittal. 7. Explain anyproposed reclamation procedures when termination of the Use by Special Review activity occurs. 8. Explain how the storm water drainage will be handled on the site. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. 10. Explain where storage and/ar stockpile of wastes wil occur on this site. -6- USR Questionnaire Responses 1. Proposed use of the property: Proposed is the placing of a portable office trailer for use as offices of our home business. 2. Consistent with intent of the Weld County Code, Chapter 22: Sec.22-1-120, "A" Private Property Rights. One of the basic principles upon which the United States was founded and continues to preserve is the right of citizens to own and utilize their property. Private property rights are not unlimited rights but rather rights balanced with the responsibility of protecting community health, safety, and welfare. It is the goal of the Comprehensive Plan to express the needs and vision of a developing county, while protecting individual property rights Sec.22-1-120, "D" Recognition of the County's Diversity. The County's four-thousand-square-mile area is diverse geographically, demographically, culturally, socially and economically. Land use changes, therefore, must afford flexibility based on the specific location and the particular circumstances encountered within this locality. Sec.22-1-120, "F" Economic Prosperity. Land use policies should facilitate and complement a diverse economic prosperity and harmonize with associated growth. 3. Consistent with intent of the Weld County Code, Chapter 23: Sec. 32-3-30, "Accessory uses" The following BUILDINGS, Structures and Uses shall be allowed in the "A" (Agricultural) Zoned District. "D" HOME OCCUPATIONS "E" OFFICE incidental to the operation of the Uses Allowed by Right as listed in Section 23-3-20 "J" Any other STRUCTURE or USE clearly incidental and ACCESSORY to the operation of a Use Allowed by Right In the "A" (Agricultural) Zoned District Sec. 23-1-90, "Definitions" ACCESSORY BUILDING: My building or use which: a. Is subordinate in purpose, area or intensity to the principal BUILDING or use served. b. is normally associated with the principal building or use. c. Contributes to the needs of the occupants, business enterprise or industrial operation within the principal BUILDING or USE served d. Located within "A" zoned Carmacar Ranchettes are horses, goats, chickens, rabbits, cats, dogs, dirt bikes, four wheelers, the occasional fox or two, a High Performance Auto parts manufacturing businesses, an Auto body repair shop, an Ag operation with large farming equipment, and a Racing and repair business. As with our neighbors and surrounding business our proposed portable office would create little, if any noticeable impact in our community. 5. Describe, in detail, the following: a. How many people will use this site? My wife and I, and one employee b. How many employees are proposed to be employed at this site? My wife and I, and one employee c. What are the hours of operation? 8am to 5 pm d. What type and how many structures will be erected (built) on this site? One Portable Manufactured Structure (Office Trailer) e. What type and how many animals, if any, will be on this site? One family dog f. What kind (type, size, weight) of vehicles will access this site and how often? Our personal vehicles are used on our property on a daily basis. U.P.S or Fed. Ex. 5 to 7 times per month. g. Who will provide fire protection to the site? We are currently in the Mountain View Fire Protection District. h. What is the water source on the property? (Both domestic and irrigation) Left Hand Water District i. Explain where storage and/or stockpile of wastes will occur on this site. We currently use small dumpster for our trash; this method will fit our future needs. (we do not stockpile wastes) Hello
