This document fulfills the statutory requirements pursuant to C.R.S. 31-12-108.5 of filing one copy with the Board of County Commissioners governing the area proposed to be annexed. The subject site is developed with a single-family home that is served by an individual septic system and well water. The City of Greeley will pursue establishing R-E (Residential Estate) zoning on the property, which would be consistent with the existing large lot residential use currently on the property. The establishment of zoning will be considered as a separate request following a successful annexation. The property must be zoned within 90 days of annexation. The specific zoning request will be evaluated during that process. COMPREHENSIVE PLAN The property is entirely within the City of Greeley's Long-Range Expected Growth Area(LREGA), Urban Growth Area(UGA), and Mid-Range Expected Service Area(MRESA). The subject site is outside of Municipal Services Suitability Area (MSSA). A full level of urban services is currently available to the site. ANALYSIS The area of annexation has been an enclave of the City of Greeley since 1999. This meets the Colorado Revised Statute, Section 31-12-106, three- year standard regarding enclave annexation. As an enclave,the property is enclosed entirely by the municipal boundaries of the City of Greeley, which gives the annexation 100% contiguity with the City boundaries. The annexation will not further extend the municipal boundary of the City of Greeley in any direction. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this requested Annexation Impact Report 2 Northview Seventh Annexation annexation. Since the subject site is already developed, and any further development of the site would be minimal, there should be a minimal impact on School District No 6.
