TO: Sheri Lockman, Planner II DATE: April 22, 2005
CFROM: Donald Carroll, Engineering Administrator #
COLORADO SUBJECT: USR-1512, Dennis & Sherri Gill
The Weld County Public Works Department has reviewed this proposal. This project falls
primarily under the purview of the Use by Special Review Standards, Weld County Code,
Chapter 23, Article II, Division 4, Section 23. Our comments and requirements are as follows:
COMMENTS:
WCR 51 is designated on the Weld County Road Classification Plan (FHU) as a collector status
road, which requires an 80-foot right-of-way at full build out. There is presently a 60-foot right-
of-way. The road is maintained by Weld County. Pursuant to the definition of SETBACK in the
Weld County Code, Chapter 23, Article III, Section 23-3-50, the required setback is measured
from the future right-of-way line.
REQUIREMENTS:
r
Access: Utilize the existing access point to WCR 51.
On-Street Parking: The off-street parking including the access drive shall be surfaced with the
equivalent and shall be graded to prevent drainage problems.
Storm Water Drainage: The historical flow patterns and run-off amounts will be maintained on
site in such a manner that it will reasonably preserve the natural character of the area and
prevent property damage of the type generally attributed to run-off rate and velocity increases,
diversions, concentration and/or unplanned ponding of storm run-off.
I am referring a portion of the storm water drainage to the Department of Health and
Environment as the applicant is indicating that there will be some waste oil and other solvents
associated with working on larger vehicles.
