CR Design Service to represent us in our endeavor to receive a special use permit for the

SITE SPECIFIC QUESTIONNAIRE

1) The proposed use is for a home business welding fabrication shop. The business custom
fabricates steel material. 90% of all work is off site at customer locations. Storage of steel and
pre-fabrication will be completed at this site with most of the work completed inside existing
building, on site.
2) This site is compatible with surrounding land use and will not impact agriculture. Historically,
the site has been a home business for the last 16 years.
3) This site currently has a permit for a home business, in agriculture zoning. This permit will not
change the agriculture use of the property and the property will be compatible with surrounding
use.
4) The site is surrounded with commercial and industrial to the East with Briggsdale Grain
Elevators and Weld County Shop. The South and West has dryland grazing and the North has a
small commercial area and dryland grazing.
5) This is a family business and no one will use the site other than 2 family members.
There will be no employees at this site.
Our hours of operation will vary averaging 7:00 A.M. to 7:00 P.M Monday-Saturday.
Currently there is one structure existing, however, we are showing 3 new structures that may
be necessary in the future.
There will be no animals on site.
The majority of vehicles that will access the site will be 2 ton or less, 4 to 10 times per day.
Fire protection is from Briggsdale Fire District.
Water service is domestic well at existing home - no irrigation water.
Septic system for existing home on site.
There will be some small amounts of steel stored on site.
6) There is no landscaping proposed for this site, however, we will screen fence along Highway
392 as shown on plans.

7)No changes to the site, therefore, storm water drainage will remain historical.
8) This has been an existing business. We would estimate to start operations immediately and
complete the screen fencing within a year.

9) The small amount of waste materials shall be managed by removal from site to landfill.
