SCHEDULE B - SECTION 1
Requirements
The following are the requirements to be complied with:
a. Pay the agreed amounts for the interest in the land and/or the mortgage to be insured.
b. Pay us the premiums fees and charges for the policy.
c. Documents satisfactory to us creating the interest in the land and/or the mortgage to be insured must be signed,
delivered and recorded.
d. You must tell us in writing the name of anyone not referred to in this Commitment who will get an interest in the land or
who will make a loan on the land. We may then make additional requirements or exceptions.
e. Payment of all taxes, charges and assessments, levied and assessed against the subject premises which are not yet
due and payable.
f. A Certificate of Taxes due listing each taxing jurisdiction shall be obtained from the County treasurer or an authorized
agent (pursuant to Senate Bill 92-143, CRS 10-11-122).
g. The Deed of Trust must be sufficient to encumber the fee simple estate or interest in the land described or referred to
herein, for the benefit of the Proposed Insured, Schedule A, Item 2B (2C).
h. Receipt by the Company of the appropriate affidavit as to new construction and indemnifying the Company against
unfiled mechanic's and materialmen's liens.
i. Certificate of good standing from the Colorado Secretary of State for Stenerson, Olson & Lowrey Development, LLC
a Colorado Corporation.
j. A copy of the properly signed and executed operation agreement, to include a statement of authority, for Stenerson,
Olson & Lowrey Development, LLC to be submitted to the Company for review.
k. Record Statement of Authority to provide prima facie evidence of existence of entity capable of holding property and
the name of persons authorized to execute instruments affecting title to real property as authorized by C.R.S. II 38-
30-172.
I. Satisfy and release of record Deed of Trust from Stenerson, Olson & Lowrey Development, LLC to SREI Golong
LLC dated September 29, 2003 and recorded November 1, 2003 as Document No. 3111942, records of Weld
County, CO, to secure$478,500.00.
This Commitment in invalid unless the Insuring Provisions and Schedules A& B are attached.
NOTE: IF THE SALES PRICE OF THE SUBJECT PROPERTY EXCEEDS $100,000.00 SELLER SHALL BE REQUIRED
TO COMPLY WITH THE DISCLOSURE OR WITHHOLDING PROVISIONS OF C.R.S.39-22-604.5 (NONRESIDENT
WITHHOLDING).
NOTE: EFFECTIVE SEPTEMBER 1,1997, C.R.S. 30-10-406 REQUIRES THAT ALL DOCUMENTS RECEIVED FOR,
RECORDING OR FILING IN THE CLERK AND RECORDER'S OFFICE SHALL CONTAIN A TOP MARGIN OF AT
LEAST ONE INCH AND A LEFT, RIGHT AND BOTTOM MARGIN OF AT LEAST ONE-HALF OF AN INCH. THE CLERK

Exceptions
Schedule B of the policy or policies to be issued will contain exceptions to the following matters unless the same are
disposed of to the satisfaction of the Company:
1. Rights or claims of parties in possession not shown by the public records.
2. Easements, or claims of easements, not shown by the public records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a correct survey and
inspection of the premises would disclose and which are not shown by the public records.
4. Any lien, or right to a lien, for services, labor or material heretofore or hereafter furnished, imposed by law and not shown
by the public records.
5. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public records or
attaching subsequent to the effective date hereof but prior to the date the proposed insured acquires for value of record
the estate or interest or mortgage thereon covered by this Commitment.
The Owner's policy to be issued hereunder will contain, in addition to the items set forth in Schedule B-2, the following
items: (1) The mortgage, if any, required under Schedule B-1, Item b; (2)unpatented mining claims, reservations or
exceptions in patents or in Acts authorizing the issuance thereof, water rights, claims or title to water; (3)Any and all unpaid
taxes, assessments and unredeemed tax sales.
NOTE: Upon compliance with underwriting requirements, exceptions numbered 1-4 will be omitted from the Loan Policy to
be issued hereunder.
Taxes for current year, including all taxes now and heretofore assessed, due or payable.
7. Covenants, conditions, and restrictions, if any, appearing in the public records. The policy to be issued will insure that
the same have not been violated and any future violation will not result in a forfeiture or reversion of title and that there
are no provisions under which the lien of the insured mortgage can be extinguished, subordinated or impaired.
8. Any easements or servitudes appearing in the public records. The policy to be issued will insure that none of the
improvements encroach upon the easements and that any use of the easements for the purposes granted or reserved
will not interfere with or damage the existing improvements.
9. Any lease, exception, grant or reservation of minerals or mineral rights appearing in the public records. The policy to
be issued will insure that the use of the land for residential one-to-four family dwelling purposes is not, and will not be
affected or impaired by reason of any lease, grant exception or reservation of minerals or mineral rights appearing in
the public records and insures against damage to existing improvements resulting from the future exercise of any right
to use the surface of the land for the extraction or development of the minerals or mineral rights so leased, granted,
excepted or reserved. Nothing herein or in the policy to be issued or in the endorsements attached thereto shall be
construed to insure against loss or damage resulting from subsidence.
10. The policy to be issued will insure against loss or damage by reason of any violation, variation, encroachment or
adverse circumstance affecting title that would have been disclosed by an accurate survey. The term "encroachment"
includes encroachments of existing improvements located on the land onto adjoining land and encroachments onto the
land of existing improvements located on adjoining land.

Exceptions
Note 1: Colorado Insurance Regulation 89-2, Paragraph C of Article VII, requires that"Every title entity shall be
responsible for all matters which appear of record prior to the time of recording whenever the title entity
conducts the closing and is responsible for recording or filing of legal documents resulting from the
transaction which was closed."
Note 2: Exception No.4 of Schedule B, Section 2 of this Commitment may be deleted from the Owner's Policy to be
issued hereunder upon compliance with the following conditions:
A. The land described in Schedule A of this Commitment must be a single family residence, which
includes a condominium or townhouse unit.
B. No labor or materials may have been furnished by mechanics or materialmen for purpose of
construction on the land described in Schedule A of this Commitment within the past 13 months.
C. The Company must receive an appropriate affidavit indemnifying the Company against unfiled
mechanic's and materialmen's liens.
D. Any deviation from conditions A through C above is subject to such additional requirements or
information as the Company may deem necessary, or, at its option, the Company may refuse to
delete the exception.
Note 3: The following disclosures are hereby made pursuant to Section 10-1 1-122, C.R.S.:
A. The subject real property may be located in a special taxing district;
B. A certificate of taxes due listing each taxing jurisdiction shall be obtained from the County
Treasurer or the County Treasurer's authorized agent; and
C. Information regarding special districts and the boundaries of such districts maybe obtained from
the County Commissioners, the County Clerk and Recorder, or the County Assessor.
Note 4: If the sales price of the subject property exceeds $100,000.00, the seller shall be required to comply with
the disclosure or withholding provisions of C.R.S. 39-22-604.5 (Non-resident withholding).

RE: APPROVE REQUEST OF STENERSON, OLSON AND LOWREY
DEVELOPMENT,LLC,TO USE THE EASTLAND ROAD EASEMENT AS EMERGENCY
ACCESS FOR NESTING CRANE RANCH PLANNED UNIT DEVELOPMENT
WHEREAS,the Board of County Commissioners of Weld County, Colorado,pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, on October 11, 1978, by Resolution #790190, the Board of County
Commissioners vacated a portion of Eastland Road and reserved a perpetual right-of-way
easement for road purposes, and
WHEREAS, on February 5, 1979, the Board of County Commissioners approved a Quit
Claim Deed granting a road right-of-way easement to Vernon and Gall Widger, recorded on
February 23, 1979, at Reception No. 1782717, and
WHEREAS, on February 17, 1979, Vernon and Gail Widger signed a Quit Claim Deed
granting a perpetual right-of-way easement for road purposes to Weld County, recorded on
February 23, 1979, at Reception No. 1782716, and
WHEREAS,the Board has been presented with a request from Stenerson,Olson and Lowry
Development, LLC, to utilize said right-of-way easement as an emergency access for Nesting
Crane Ranch Planned Unit Development, and
WHEREAS,after review, the Board deems it advisable to approve said request, a copy of
which is attached hereto and incorporated herein by reference.
NOW,THEREFORE,BE IT RESOLVED by the Board of County Commissioners of Weld
County,Colorado,that the request from Stenerson,Olson and Lowry Development, LLC,to utilize
said right-of-way easement as an emergency access for Nesting Crane Ranch Planned Unit
Development be, and hereby is, approved.
