As a property owner within five-hundred (500) feet of the property in question, I would
not like to see a modular office unit erected near this home. Such a structure would have
a negative impact on the appearance of the neighborhood, even if it is painted to
somehow match the house. Incidentally,running a business out of a home in Carmacar
Ranchettes is in violation of the neighborhood covenants.
The appearance of this neighborhood has already worsened by the apparent permanent
parking of a semi-trailer in the yard of the house on the SW corner of Weld County Road
5 and Mountain View Street. Apparently Weld County has approved this trailer, as well
as changing the address of this property to Mountain View Street, even though the house
clearly faces WCR 5 and has always had a WCR 5 address.
As a longtime resident of this neighborhood, I can only conclude that Weld County will
allow any usage of any property, as long as someone is willing to pay the USR fee.
Thanks to this attitude, we now have an auto body/paint shop located in the midst of
several neighbors' yards. So, I'm sure Weld County will approve this trailer outside the
house at 5557 Aspen Ave., regardless of the feedback from residents.

Dear Weld County Planners:
I wish to formally object to Case Number: USR-1530. As a 28-year property owner located
directly across the street from the property seeking to expand, I do not feel another separate
structure should be granted.
When the second owners of the property (Ron and Peggy DeBoise), petitioned and won a request
to build a large barn on the north west side of the property in 1983, all property owners in the
subdivision cautiously approved the expansion—even though the barn was much larger than the
house. Another separate building on this property would diminish the aesthetics and value of the
space, and the overall quality of the subdivision.
I would be open to allowing the current property owners to expand or build on to their existing
house along either the north west side or west side.

We do not approve of the proposed variance to Lot 2, Block 2 of Carmacar
Ranchettes for the following reasons:
* We already approved one variance for this property in the form of an
oversized barn with office. One variance per property should be the maximum ever
allowed.
* We approved a business variance for property located on Mountain View
that does car restoration. The noise from this business is not conducive to the quiet
country life style that we moved here for. Therefore we do not feel that any further
businesses should be approved for our neighborhood.
Please reject the proposed variance so that we can maintain our present lifestyle as
well as protect our property values. If you have any questions, please don't hesitate
