Dear Commissioners:
Enclosed please find the annexation impact report for the proposed Villano Annexations
to the City of Fort Lupton. Per Colorado Revised Statutes and Fort Lupton Municipal
Code, the City is required to submit this report to the governing County, which currently
has jurisdiction over the unincorporated parcels. The Fort Lupton City Council will have
the first public hearing and first reading of the annexation ordinance on October 12,
2005 at 7:00 P.M. If you have any questions please do not hesitate to contact me at the

15-4(b).2 A copy of any draft or final pre-annexation agreement is included in application materials.
15-4(b).3 A statement of the City's plans for extending or providing for municipal services within the area
to be annexed.
The site shall continue to be served by existing water and sanitary service(well and septic) until
public service is available.
15-4(b).4 A statement identifying all existing districts within the area to be annexed.
The property is currently zoned(A)Agricultural.
15-4(b).5 A statement of the City's plans for the financing of municipal services to be extended into the area
to be annexed.

the services.

School District.
