Subject: Anne Rea Annexation
Please find enclosed a copy of the Anne Rea Annexation Impact Report. This property is located south of 20th Street
and west of 715`Avenue, specifically at 2031 &2025 715`Avenue. The subject site is owned by the City of Greeley.
This document fulfills the statutory requirements pursuant to C.R.S. 31-12-108.5 of filing one copy of the annexation
impact report with the board of county commissioners governing the area proposed to be annexed.
This is a City of Greeley initiated enclave annexation pursuant to the authority granted by C.R.S. 31-12-106.
A public hearing with the Planning Commission has been scheduled to consider the annexation request for:
Tuesday, February 8, 2005
1:00 p.m.
Community Room-Lower Level of City Hall
1000 10th Street, Greeley, CO.
After Planning Commission review. the City Council will then hold a public hearing to consider the annexation on:

INTENDED/PROPOSED USES A portion of the subject site will be used as
right-of-way for future improvements to 20`x'
Street and 71s`Avenue. It has not been
determined at this point what the remainder of
the property will be used for. There has been
discussion that the buildings will be removed
and turned into a detention pond used for
Homestead Heights Subdivision. There has
also been interest from Public Works, Facilities
Management Division, to use the existing
structures as a workshop and for cold storage.
The property must be zoned within 90 days of
annexation. The specific zoning request will be
evaluated during that process.
COMPREHENSIVE PLAN The property is entirely within the City of
Greeley's Long-Range Expected Growth Area
(LREGA), Urban Growth Area (UGA), and
Mid-Range Expected Service Area (MRESA).
The subject site is outside of Municipal
Services Suitability Area (MSSA). A full level
of urban services is currently available to the
site.
ANALYSIS As an enclave, the property is enclosed entirely
by the municipal boundaries of the City of
Greeley, which gives the annexation
approximately 100% contiguity with the City
boundaries.
The annexation will not further extend the
municipal boundary of the City of Greeley in
any direction.
The annexation of this site into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is
Annexation Impact Report 2 Anne Rea Annexation
evidence that this site shares a common interest
with the City's future. The requirements of
State statutes and City of Greeley guidelines for
annexation appear to have been met by this
requested annexation.
Since the only development planned for the
property is for future right-of-way and a
potential drainage detention area and/or a
workshop, there should be no impact on School
District No 6.
