RE: RATIFY CHANGE OF ZONE, PZ #1020, FROM THE A (AGRICULTURAL) ZONE
DISTRICT TO THE PUD (PLANNED UNIT DEVELOPMENT)ZONE DISTRICT FOR 22
RESIDENTIAL LOTS AND 35 ACRES OF COMMON OPEN SPACE-WAKE,LLLP,C/O
CLIFFORD CLIFT AND PAUL CLIFT
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, on April 21, 2004, the Board approved the application of Wake, LLLP, do
Clifford Clift and Paul Clift,2001 Fern Avenue, Greeley, Colorado 80631, requesting a Change of
Zone, PZ#1020,from the A(Agricultural)Zone District to a PUD(Planned Unit Development)Zone
District for 22 residential lots and 35 acres of common open space,for a parcel of land located on
the following described real estate, to-wit:
Lot 15C; Fourth Replat of Gilbaughs Appaloosa
Acres; being in the W1/2 SW1/4 of Section 33,
Township 7 North, Range 65 West of the 6th P.M.,
Weld County, Colorado
WHEREAS, following said approval it was discovered that the legal notification for said
hearing was not completed, and
WHEREAS,a corrected notice was published on March 16,2005,in the Fort Lupton Press,
to allow Change of Zone, PZ #1020, to be considered concurrently with the Planned Unit
Development Final Plan, PF#1020, for the purposes of hearing testimony from members of the
public who did not have opportunity to speak on April 21,2004,due to said legal publication error,
and
WHEREAS,the Board of County Commissioners heard all the testimony and statements
of those present,and, having been fully informed,finds that the action to approve Change of Zone,
PZ#1020,from the A(Agricultural)Zone District to a PUD(Planned Unit Development)Zone District
for 22 residential lots and 35 acres of common open space,on the parcel of land described above
be, and hereby is, ratified.

hearing will be held in the Chambers of the Board of County Commissioners of Weld County,
Colorado,Weld County Centennial Center, 915 10th Street, First Floor, Greeley, Colorado,at the
time specified.
