Explain in detail,the proposed use of the property. The proposed use of the property will be to board dogs, cats and birds overnight. I will also provide grooming,training and doggy daycare services. We also breed and raise Labradors. .1 Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 (Comprehensive Plan). We are zoned agricultural. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning)and thee zone district in which it is located. Since we are zoned agricultural this proposed use of the land is staying consistent with the use by raising and caring for dogs and cats. Also I am licensed by the State Department of Agriculture for PACFA and have been in compliance with my grooming since 1996. i. What types of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. The types of uses that surround us are agricultural. Some examples are barley, grass and alfalfa hay,wheat, and cornfields. There is also a diary farm nearby. We plan on planting our 12 acres that do not include the kennel with grass hay and have taken steps to farm the area. Our proposed usage for this area is very similar to the diary farm. We both raise and care for animals. For the safety and security of the surrounding area there is an existing 7' security/privacy fence. This fence is securing the animals within the site. The animals cannot dig under the fence to get loose either because of the 3 feet of concrete under the fence perimeter. I S. Describe, in detail, the following: • How many people will use this site? Depending on how many dogs are scheduled to arrive or depart this number could vary. The highest number of patrons in one day could be 30. • How many employees are to be employed at this site? The maximum number of employees is 8. • What are the hours of operation? Public hours of operation are: Monday through Friday 7:30am—6:00pm Saturday 8:00am- 12:00pm and Sunday 3:00pm-5:00pm. The kennel will be opened and dogs let out at 7:00am and closed with dogs inside at 8:00pm 7 days a week. • What type and how many structures will be erected(built) on this site? The structures that exist will be used for the kennel business. We have plans for building our custom home on the acreage so that the kennel manager can be living in the modular home onsite. We will provide 24-hour supervision to the animals' onsite. We have plans to build 2 pole sheds for paddocks for the horses. • What type and how many animals, if any, will be on this site? At maximum capacity we would like to allow for 150 animals. Kennel plans show that we can provide adequate accommodations. We will care for 136 dogs, 10 cats, 2 birds and 2 horses. • What type,size, and weight of vehicles will access this site and how often? Mostly passenger vehicles will be accessing the site. Occasionally, twice a week,there may be a delivery truck, i.e. UPS or FedEx. • Who will provide fire protection to the site? II Mountain View Fire has provided fire protection to this area and I have had my inspections and have been compliant since 2002. The kennel building has an existing fire sprinkler system. • What is the water source on the property? (Both domestic and irrigation) The domestic water supply is Little Thompson Water District and we have adequate water tap size. We have no irrigation water the area is dry land. • What is the sewage disposal system on the property? (Existing and proposed) Existing sewage disposal is a septic tank and a leech field. See permits • If storage or warehousing is proposed, what type of items will be stored? Storage areas will consist of dry dog and cat food. There will also be cleaning grooming and training supplies. 6, Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan map as a part of the application submittal Proposed landscaping is around the outside of the existing privacy fence. We will be planting trees and lilac bushes. Some trees are going to be planted on perimeter along with some smaller bushes. Then native grasses and bark and pea gravel inside the fenced area. Landscaping map enclosed. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. When the Use by Special Review activity is terminated there will be no reclamation of the property. It will be in usable condition for any activity that comes next. & Explain how the storm water drainage will be handled on the site. Storm drainage will be directed by a swale to a retention pond in the kennel yard, which can be drained if full with a sump pump to a canal on the acreage. The swale and retention pond were graded in to keep water moving away from the structures. III 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. The site is fully constructed with the exception of the proposed custom home and finishing of the kennel. The custom home is not expected to start construction before 2008 and would finish construction no later than 2010. The interior of the kennel is started and expected completion is no later than 2008. The landscaping of the site has also begun and proposed completion is no later than 2011. Ilk Explain where storage and/or stockpile of wastes will occur on this site. Wastes are picked up in enclosed cans and dumped every other day into a dumpster. The dumpster is picked up once a week by Waste Management who will accept animal waste. IV Hello
