Our comments and requirements are as follows: COMMENTS: Weld County Road Classification Plan (FHU): (June 2002) WCR 29.5 is a local gravel road and requires a 60-foot right-of-way at full build out. The applicant shall verify the existing right-of-way and the documents creating the right-of- way. If the right-of-way cannot be verified, it shall be dedicated. Our most recent traffic count (ADT) reflects less than 100 vehicles per day. Utilize WCR 100 between U.S. Highway 85 and WCR 37. , ,REQUIREMENTS: tcess: The applicant is identifying one main access to the proposed USR and home site from WCR 100, a distance of approximately 260 feet from the intersection of WCR 29.5. The entrance shall have adequate turning radiuses at the entrance to accommodate commercial-type access. Please refer to Appendix 8-B, Road Access Sketch, No. 1 located in the County Code under Section 8, Public Works. • Off-Street Parking: Off-street parking spaces including the access drive shall be surfaced with gravel, asphalt, concrete or the equivalent and shall be graded to prevent drainage problems. Each parking space next to the office shall be equipped with wheel guards or curb blocks when necessary to prevent vehicles from extending beyond the boundary of the space and from coming into contact with other vehicles, walls, fences or planting. Each parking space adjacent to the office/house shall be equipped. Turning radiuses: In utilizing AASHTO that refers to a policy on Geometric Design of Highways and Streets Exhibit 2-4 Minimum Turning Patterns for Single Unit Truck Design Vehicles (moving trucks) single axle. There needs to be a minimum of 42 feet measured from the center of each end building for adequate turning radiuses within the fenced area to accommodate moving trucks to negotiate all four corners. The applicant shall show the dimensions on the plat drawing a minimum of 42 feet to accomplish that item. Gated Area: Prior to entering the unit storage buildings, the applicant is identifying a gated area. There needs to be adequate turning radiuses in both directions to accommodate moving trucks. The historical flow patterns and run-off amounts will be maintained on site in such a manner that it will reasonably preserve the natural character of the area and prevent property damage of the type generally attributed to run-off rate and velocity increases, diversions, concentration and/or unplanned ponding of storm run-off. The applicant must take into consideration storm water capture/quantity and provide accordingly for best management ^ractices. pc: USR-1520 M:\PLANNING-DEVELOPMENT REVIEW\USR-Use by Special Review\USR-1520-A.DOC AASHTO—Geometric Design of Highways and Streets 0 5ft 10ft ►: • ► a 0 Im 2.5m scale ó _ _ U1 _ 1.83 m 6.10 m 22 m x[61] 9.15 m [20 ft] 'I41 [30 ft] • , r. {• - ----`- __ Path of front Path of left - S overhang front wheel <6/ // .0' N. \/ / /1 7 N S A,' ‘ N / Iretrius 1 12,: - '4 (42 ft 1 ).. o is U - 0 '' 2.5 m Scale Path of right I I I I rear wheal 244 m • steering angle is 31.70 [ft]j • CTR-Centerline turning radius t front axle /: Exhibit 2-4.
