FROM: Vernon &Judith Rexford who reside at 23159 WCR 43,LaSalle, Colorado,
located north of said property within 500 feet.
We have no objection to a conditional use for Alicia Vasquez to conduct a retail concrete
products business to include office, storage and showroom functions. We do object to
this permit being transferable to a new owner/operator or expanded to manufacturing of
concrete products or expansion for general commercial uses.
We are concerned,however, of the effects on our property value and property taxes,and
any undesirable effect to our property and quality of life related to the conducting to the
retail sale of concrete products at this location. A few areas of concern are as follows:
1. Enclosed/screened product storage: If retail product is to be stored on site, will it
be stored within an enclosed storage facility or will adequate screening be
required so as to not visually impact neighboring properties?
2. On-site parking: Will adequate on-site parking for customers be developed, and
will adequate parking and maneuverability for truck delivery be developed on
site?
3. Access: Will access standards for commercial development be available for
customers and truck delivery in regard to distance between driveways fronting to
County Road 43, line of site distances being adequate for ingress and egress of
both customers and trucks, etc.?
4. As the business grows,what will be the increase in customer and truck traffic to
the site? What impacts will that have on properties in the immediate vicinity?
5. Will business hours be limited what is considered normal for most
retail/wholesale commercial business ventures?
Please address these issues as you evaluate whether or not this use is appropriate in the
A-Agricultural zoning district and in relation to the surrounding land uses.
