I understand that he abandoned his original plat last year,consisting of larger lots and with a 15%open space buffer. Now the plat has been reinitiated with smaller lots and without the buffer. My first concern is watershed and drainage thereof. With smaller lots comes more coverage of the plat with driveways,rooftops,and streets causing a reduction in onsite absorption of storm moisture. I see that the existing entrance to that property has no culvert to handle drainage. That drainage should be allowed to continue eastward along the State Highway 56 right-of-way. Also my property is about five feet lower than his on the south end. An unaltered elevation of his plat would shed water toward me. Therefore the original 45 foot open space buffer between us should serve this concern. I would recommend a connection to the existing "under-highway to reservoir"drainage just 300 feet west of this plat. My second concern is that of traffic access to this plat as well as to the Green Plat(inside the city limits of Berthoud)just 700 feet to the west of the Markham plat. I feel that the Colorado DOT should have input on just how to handle the increased traffic entering and exiting these plats between Weld County Roads#1 and#3. With the city of Berthoud planning considerable growth at Interstate 25 and State Highway 56, I foresee a tremendous increase in traffic and would recommend an acceleration/deceleration lane as part of these developments. My third concern related closely to the first is that of septic system absorption rates. Having installed a septic system on my property in 2003,analysis divulged a slow perk rate and for my three bedroom home resulted in a 80 foot square absorption field and a two thousand gallon tank. With up to six of these systems on the Markham plat, I must be concerned with water quality in my underground. I have a domestic use permit from the State for a water well. Another concern is that of access to and for maintenance of the agricultural water delivery pipeline along the south edge of the Markham plat.
