The Greeley City Council will hold a public hearing on a proposed ordinance to annex territory
located at south of 10th Street, north of 18th Street, west of 77`h Avenue and east of 95th Avenue,
known as the Creekside Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for
annexation is a part. The public hearing will be held on Tuesday,January 17, 2006, to determine
whether this property is eligible for annexation.
A copy of the notice of public hearing and a copy of the annexation information are attached.
As indicated in the notice, the public hearing will be held:

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on January 17, 2006, in the City Council Chambers of the Public Safety Building,919 7`s
Street, in the City of Greeley, Colorado,beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "CREEKSIDE ANNEXATION", LOCATED GENERALLY SOUTH OF 10TH
STREET,NORTH OF 18TH STREET, WEST OF 77TH AVENUE, AND EAST OF 95TH
AVENUE also described more specifically as:
A tract of land located in Section 7 and in Section 8,Township 5 North,Range 66 West of the
Sixth Principal Meridian,Weld County, Colorado and being more particularly described as

Commencing at the North Quarter Corner of said Section 7 and considering the North line of the

The attached Vicinity Map shows the location of existing streets. City of
Greeley water lines are located in 10th Street and 83`d Avenue. A City of
Greeley sewer line is located along Sheep Draw.
There are eight parcels within the annexation; all zoned Weld County A
(Agricultural). There are seven single-family homes within the annexation.
Three parcels contain one single-family home each and two of the parcels
contain two homes each. All of the homes are served by City of Greeley
water service but are not served by City of Greeley sewer.
There are no existing or planned commercial or industrial facilities within
the Creekside Annexation.
There is no development proposed in conjunction with the annexation so no
additional school children will be generated.

AVAILABLE UTILITIES The properties are outside of the City of Greeley's
Municipal Services Suitability Area, which
indicates that a full-complement of utilities and
services is not available to the property. There are
water and sewer transmission lines in the vicinity.

INTENDED/PROPOSED USES The majority of the land within the annexation is in
agricultural production. There are eight parcels
within the annexation and there are single-family.
homes on five of the properties. Two of the
property owners west of 83`d Avenue have
expressed interest in developing their parcels but
the properties are currently outside of the Mid-
Range Expected Service Area.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth(LREGA) and Urban Growth Area(UGA).
The properties east of 83rd Avenue are within the
Mid-Range Expected Service Area(MRESA) and
the properties west of 83`d Avenue are outside of the
MRESA. Two of the property owners west of 83`d
Avenue expressed interest in being included in the
Mid-Range Expected Service Area(MRESA) in
2005. City Council did not include either parcel in
the MRESA. All of the properties are outside of the
Municipal Services Suitability Area(MSSA).
ANALYSIS The area of annexation has been an enclave of the
City of Greeley since 2001. This meets the
Colorado Revised Statute 31-12-106 three year
standard regarding enclave annexations.
The annexation will not further extend the external
boundary of the City.
This annexation action will create no impact to the
local school district as no development is being
proposed in conjunction with the annexation.
The annexation of this property into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.

Greeley-initiated annexation of property located south of 10th Street, north of 18th
Street, west of 77th Avenue and east of 95th Avenue. The following is the City of

AVAILABLE UTILITIES The properties are outside of the City of Greeley's
Municipal Services Suitability Area, which
indicates that a full-complement of utilities and
services is not available to the property. There are
water and sewer transmission lines in the vicinity.

INTENDED/PROPOSED USES The majority of the land within the annexation is in
agricultural production. There are nine parcels
within the annexation and there are single-family
homes on five of the properties. Two of the
property owners west of 83`d Avenue have
expressed interest in developing their parcels but
the properties are currently outside of the Mid-
Range Expected Service Area.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth (LREGA) and Urban Growth Area (UGA).
The properties east of 83`d Avenue are within the
Mid-Range Expected Service Area(MRESA) and
the properties west of 83`d Avenue are outside of the
MRESA. Two of the property owners west of 83`d
Avenue expressed interest in being included in the
Mid-Range Expected Service Area(MRESA) in
2005. City Council did not include either parcel in
the MRESA. All of the properties are outside of the
Municipal Services Suitability Area (MSSA).
ANALYSIS The area of annexation has been an enclave of the
City of Greeley since 2001. This meets the
Colorado Revised Statute 31-12-106 three-year
standard regarding enclave annexations.
The annexation will not further extend the external
boundary of the City.
This annexation action will create no impact to the
local school district as no development is being
proposed in conjunction with the annexation.
The annexation of this property into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.

Sixth Principal Meridian, Weld County, Colorado and being more particularly described as
follows:
Commencing at the North Quarter Corner of said Section 7 and considering the North line of the
