WHEREAS, said petition has been heard before the County Assessor and due Notice of
Determination thereon has been given to the taxpayer(s), and
WHEREAS, the taxpayer(s) presented a petition of appeal of the County Assessor's

high, as more specifically stated in said petition, and
WHEREAS,in lieu of the hearing scheduled before the Board of Equalization a Stipulation
was agreed upon by the Assessor and said petitioner(s), and
WHEREAS,the petitioner(s)and the Weld County Assessor agree that the assessment and
valuation of the Weld County Assessor shall be, and hereby is, stipulated as follows:

6. Brief narrative as to why the reduction was made:Value was reduced to
reflect the vacancy and resulting obsolescence in the market place forthe type of
structure and size, high tech properties of the type represented here are
becoming prevalent on the Northern Colorado landscape at t is time. Property
also sold near the appraisal date and included considerable water rights in the
purchase price.

The owner acquired the parcel midyear 2004 as part of a multi-parcel sale.
The total consideration for all parcels was $8,000,000.00. The Owner acquired 64 acres of
vacant agricultural property, 48 acres of vacant commercial land and the improved site consisting ,
of a former H-P light industrial facility, including grounds and parking. The improvements pn
the HP site include a multi-use permanent building of approximately 275,000 square feet and
temporary modular buildings of about 50,000 square feet. The buildings were at the time of sale,
and continue to be, vacant. The parcel being protested here, consists of the vacant commercial
land and the building site.
The allocation of the total purchase price is as follows:
Farm Parcels- 64.1 acres @ $52,000/Ac $3,270,000
Commercial Land, 60 acres @ $52,000/Ac 3,130,000
Building site @ $6.00 per sq ft 1,550,000
Personal property, temporary buildings 50,000
Total $8,000,000
The consideration paid for the parcel that is subject to this appeal (Lot 1) is $4,680,000.00.

Dear Petitioner(s):
The Weld County Board of Equalization has set a date of August 5, 2005, at or about the hour of
9:00 AM,to hold a hearing on your valuation for assessment. This hearing will be held at the Weld
County Department of Planning Services, Conference Room, 918 10th Street, Greeley,
Colorado.
You have a right to attend this hearing and present evidence in support of your petition. The Weld
County Assessor or his designee will be present. The Board will make its decision on the basis of
the record made at the aforementioned hearing, as well as your petition, so it would be in your
interest to have a representative present. If you plan to be represented by an agent or an attorney
at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office,
an authorization for the agent or attorney to represent you. If you do not choose to attend this
hearing, a decision will still be made by the Board by the close of business on August 5, 2005,and
mailed to you on or before August 12, 2005.
Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15
minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide
evidence to support your position. This may include evidence that similar homes in your area are
valued less than yours or you are being assessed on improvements you do not have. Please note:
The fact that your valuation has increased cannot be your sole basis of appeal. Without
documented evidence as indicated above, the Board will have no choice but to deny your appeal.
If you wish to obtain the data supporting the Assessor's valuation of your property, please request
it directly from the Assessor's Office by fax (970) 304-6433, or by calling (970) 353-3845. Upon
receipt of your request, the Assessor will notify you of the estimated cost of providing such
information. Payment must be made prior to the Assessor providing such information.
