RE: GRANT MOBILE HOME PERMIT NO. 605 - KIMBEL H. WATSON
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado on the 26th day of May, 1982, considered the request
of Kimbel H. Watson for a mobile home to be used as a principal
dwelling on the parcel of land, which is to be occupied in an
A-Agricultural Zone District, more particularly described as
follows:
Lot 7, Block 10, Aristocrat Ranchettes
subdivision, Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Kimbel
H. Watson for permission to place a mobile home to be used as
a principal dwelling on the above described parcel of land,
which was found to be in compliance with the Weld County Zoning
Ordinance, Section 43, be, and hereby is, granted.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the the following vote on the 26th day
of May, A.D. , 1982.

Dear Mr. Oxenfeld:
We have received the above referenced proposal to allow zoning for
a mobile home as a principal dwelling within the Aristocrat Ranchettes sub-
division. Water would be supplied either by the Aristocrat Ranchettes
Water Association or by a cistern. It is our understanding that the appli-
cant may be having some trouble obtaining a water tap. You have indica-
ted to Keith Kepler of this office that this referral has been submitted in
part to determine the availability of an individual well should the Water
Association or cistern not prove adequate.
Although we have some information concerning the wells controlled
by the water association, we do not have information which would indicate
the water association's ability to serve additional lots and, in particular,
this lot. If a cistern is to be used, we require that the source of water be
a municipality, water district, or other supplier of domestic water with
appropriate water rights. This office would recommend the applicant be
required to show a contract from the supplier (as opposed to the hauler)
of water to be delivered to the cistern.
Assuming Aristocrat Ranchettes was subdivided prior to the effective
date of SB-35, the applicant may be able to obtain a household use only well
permit pursuant to the presumption of non-injury as expressed in CRS 37-92-602
(3)(b)(II). It is possible limited amounts of ground water could be encountered
at depths from 200 to 400 feet. The water may be of questionable quality.
Outside use of this water would be prohibited. A local well driller may be able
to provide information concerning the feasibility of such a well. This letter
will not affect the applicants ability to obtain a well permit pursuant to the
above referenced statute regarding the presumption of non-injury.

Since this proposal does not involve a separation of property and
since It apparently involves a density of only one dwelling on the pre-
1972 lot, we have no objection to its approval. We cannot, hpwever,
certify that anyone of the proposed sources of water would be either
reliable or adequate for the applicant's requirements.
