The site is currently a greyhound kennel operation that is our family business and has been operating under USR631 that we obtained in 1984. We intend to continue with the current operation of raising and training racing greyhounds. 2. The property has had no changes in this intent since our receiving USR631 in 1984. 3. We've had this business in operation as a greyhound kennel for over twenty years and it hasn't changed since the original inception. Therefore, it is still consistent with Chapter 23. Since there are five current greyhound facilities surrounding our property we don't believe any inconsistency exists. 4. The sites surrounding our property to the south are residential; those to the east and to the west are greyhound kennels. To the north is one residential and also another greyhound kennel. The area has been greyhound kennel oriented for over 30 years. 5. a) The site will be used be me and my immediate family. b) There will be my family ofla two additional employees. c) The hours of operation are from early morning to late evening. Due to different training schedules the hours vary daily. Night time care of the dogs is required. d) There is currently a greyhound kennel, my home, an old farm house, a barn, and an old dairy building on the property. e) The number of greyhounds varies throughout the year. On average there are 200 with a maximum of 250. f) There are usually two %-ton pickup trucks and my family vehicle at all times. g) The fire protection is provided by the Fort Lupton Fire Department. h) There is a well that was on the property when purchased in 1984. We believe the well pre-existed the current permit system since a search by the Division of Water Resources in 1984 failed to find a permit. The well has adequately serviced the current facilities for over 20 years with regular maintenance. i) We have a disposal company that services our property with weekly pickups of waste and trash. We also have two septic systems on the property. j) There is no warehouse storage on the property. 6. There are currently a large number of trees on the property including several old trees that were on the property in 1984, and new ones that we planted beside the puppy runs. We plant rye grass on open spaces. 7. There is no significant reclamation required if the kennel closes since the facility is only one building and is easily convertible for other uses. The homes and barn would remain in their current use. The rest of the property is used by dog runs, a training track, and a large open space that is planted in rye. These uses are easily returned to dry land agricultural use. 8. The natural drainage of the property was not altered by the kennel or dog runs. The existing drainage was to the north into a natural drainage system and to bar ditches along the adjacent roads. 9. Kennel construction was completed in 1985 under USR631. No new construction is anticipated. 10. There will be no storage or stockpile of waste. A waste management company removes waste weekly.
