The subject site is owned by the City of Greeley. This document fulfills the statutory requirements pursuant to C.R.S. 31-12- 108.5 of filing one copy with the Board of County Commissioners governing the area proposed to be annexed. It has not been determined at this point when the park will be developed. The property must be zoned within 90 days of annexation. The specific zoning request will be evaluated during that process. COMPREHENSIVE PLAN The property is entirely within the City of Greeley's Long-Range Expected Growth Area (LREGA), Urban Growth Area (UGA), and Mid-Range Expected Service Area (MRESA). The subject site is outside of Municipal Services Suitability Area (MSSA). A full level of urban services is currently available to the site. ANALYSIS As an enclave, the property is enclosed entirely by the municipal boundaries of the City of Greeley, which gives the annexation 100% contiguity with the City boundaries. The annexation will not further extend the municipal boundary of the City of Greeley in any direction. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this requested annexation. Since the only development planned for the property is for a future city park, there should be no impact on School District No 6.
