Subject: Northview Sixth Annexation
Please find the enclosed Annexation Impact Report pertaining to a petition for annexation for a parcel of
ground which is located west of 23`d Avenue, east of 35th Avenue, and south of C Street. The subject site is
owned by the City of Greeley. This document fulfills the statutory requirements pursuant to C.R.S. 31-12-
108.5 of filing one copy with the Board of County Commissioners governing the area proposed to be
annexed.
The following is the City of Greeley schedule for processing this request.

August 16, 2005 City Council Public Hearing/Final Reading of Ordinance

INTENDED/PROPOSED USES The subject site will be used as a City park. It
has not been determined at this point when the
park will be developed. The property must be
zoned within 90 days of annexation. The
specific zoning request will be evaluated during
that process.
COMPREHENSIVE PLAN The property is entirely within the City of
Greeley's Long-Range Expected Growth Area
(LREGA), Urban Growth Area (UGA), and
Mid-Range Expected Service Area (MRESA).
The subject site is outside of Municipal
Services Suitability Area (MSSA). A full level
of urban services is currently available to the
site.
ANALYSIS As an enclave, the property is enclosed entirely
by the municipal boundaries of the City of
Greeley, which gives the annexation 100%
contiguity with the City boundaries.
The annexation will not further extend the
municipal boundary of the City of Greeley in
any direction.
The annexation of this site into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is
evidence that this site shares a common interest
with the City's future. The requirements of
State statutes and City of Greeley guidelines for
annexation appear to have been met by this
requested annexation.
Since the only development planned for the
property is for a future city park, there should
be no impact on School District No 6.

located generally south of C Street, known as the Northview Sixth Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for
annexation is a part. The public hearing will be held on Tuesday, August 16, 2005, to determine
whether these properties are eligible for annexation.
A copy of the notice of public hearing and a copy of the annexation information are attached.

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on August 16, 2005, in the City Council Chambers of the Public Safety Building, 919 7`h
Street, in the City of Greeley, Colorado, beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "NORTHVIEW SIXTH ANNEXATION," LOCATED GENERALLY SOUTH OF
C STREET, 1/2 MILE WEST OF 23RD AVENUE AND '/2 MILE EAST OF 35TH
AVENUE also described more specifically as:

Avenue. The site is currently undeveloped. Proposed land use for this site is a city park.
