RE: GRANT MOBILE HOME REQUEST OF DAVID M. VASQUEZ FOR A
PRINCIPAL DWELLING IN AN AGRICULTURAL ZONE DISTRICT ON
A PARCEL OF LAND DESCRIBED AS PART OF THE SOUTHWEST
QUARTER OF SECTION 27, TOWNSHIP 6 NORTH, RANGE 64 WEST
OF THE 6TH P.M. , WELD COUNTY, COLORADO
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, David M. Vasquez has applied to the Board of
County Commissioners of Weld County, Colorado for a permit to
place a mobile home on the following described real estate,
as a principal dwelling, and which is to be occupied with an
A-Agricultural Zone District, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 8th day of July, 1981, considered the request
of David M. Vasquez for a mobile home as a principal dwelling
on a parcel of land more particularly described as follows :
Lot 1, Block 18, Gill, an incorporated town
located in part of the Southwest Quarter of
Section 27, Township 6 North, Range 64 West
of the 6th P.M. , Weld County, Colorado.
WHEREAS, the Board of County Commissioners having heard the
applicants, finds that said request should be granted.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado that the request of
David M. Vasquez for permission to place a mobile home as a
principal dwelling on the abovedescribed parcel of land be,
and hereby is, granted.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the
8th day of July, A.D. , 1981.

COMMENTS :
There are two objections to this application for a mobile home as a principal
dwelling. One is a general type objection and the other a real concern. The
inspection reports show the unit can be placed on the property and meet the
required setback. The work map had incorrect dimensions. Measurement on the
lot confirm the 32'6" and 23' 5" as the recorded plat indicates.

COMMENTS:
Even with the additional 20' of vacated streets and avenues this would be a tight fit
to conform to the required setbacks. Sixth avenue is situated so the additional 20'
may be in the existing road. The electric service to the residence to the south goes
across this lot at about the location for the mobile home. I don't find an easement
for this. The power may have to be brought in from the platted alley for this property
to the south. The plat, parcel map, and what exists just don't go together too well.
The Gill Elevator is to the north on the railroad right-of-way. There are residences
across the street to the west and a nice home on the three lots to the south.

Richard Natividad, adjoining property owner to the south asked that I check the
dimension of the property as he was in doubt that setbacks could be met. I explained
to him that with the additional frontage of twenty feet on the north and twenty feet
on the west, that we could comply with the required setbacks.
The required setbacks are twenty feet on the north and west and ten feet on
the east and five feet on the south.
Measuring from Mr. Natividad's property line I was able to locate the pin at
the northwest corner of Lot 1. Measuring from this twenty feet north and twenty
feet west - vacated 4th Street and 6th Avenue, I found the existing north fence
to be four feet short of the new property line on the west end and eight feet short
of the new property line on the east end of the property.
By locating the mobile home on the original north line of Lot 1, we would
be able to meet all setback requirements. However, the further east it is located
the tighter the fit.

Gentlemen:
Please be advised that this is a formal protest regarding the placing of a mobile
home on Lot 1, Block 18, Gill, Colorado-.-Location 4th Street and 6th Avenue in
Gill.
We will be unable to attend the hearing on Wednesday, July 8, 1981, but feel that
the installation of a mobile home structure and the creating of a potential trailer-
type community is very detrimental to our property.
I would like this protest to be filed and replied to at the meeting of the
Commissioners.
