This project falls primarily under the purview of the Use by Special Review Standards, Weld County Code, Chapter 23, Article II, Division 4, Section 23. Our comments and requirements are as follows: COMMENTS: WCR 36 is designated on the Weld County Road Classification Plan (FHU) as a local paved road, which requires a 60-foot right-of-way at full build out. There is presently a 60-foot right-of- way. The road is maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23, Article III, Section 23-3-50, the required setback is measured from the future right-of-way line. WCR 36 east of WCR 7 dead ends on the west side at 1-25. REQUIREMENTS: The applicant is identifying one access point to Lot B, the five acre parcel, with an existing 18" CMP culvert in place. Utilize this access point. On-Site Parking and Circulation: The applicant is indicating that the approach and circulation has adequate road base in place. The concrete approaches are to be installed in the future in front of all doors and extended out 25 linear feet. The remaining ground will consist of irrigated pasture grass. Storm Water Drainage: The historical flow patterns and run-off amounts will be maintained on site in such a manner that it will reasonably preserve the natural character of the area and prevent property damage of the type generally attributed to run-off rate and velocity increases, diversions, concentration and/or unplanned ponding of storm run-off. I am referring a portion of the storm water drainage to the Department of Health and Environment as the applicant is identifying bringing excavation equipment on to the site for storage and possible maintenance. pc: USR-1511 M:\PLANNING—DEVELOPMENT REVIEW\USR-Use by Special Review\USR-1511.DOC • Ir. ! t ` 4 1 3! y t a , '-,i --', lifii: ::1:`::' ir::H.mis;i4:,dbilti,r,:':(1.,, .,-,ir:lt,,i •1 4 _, .41:. ,,0,:r_,iii: 1 .a , - i ... :"..r.E.It':...1 ri 3 .` { ,, 1Y !r h i I I. t 1,','"., ₹ "3 y! { I ,f T ` ,TTI k{,A F [4.Al 11 f y•t `` Yit faN6 14 r ;µ ..- -J-.,.
