Subject: USR-1104, Lot B of RE-3176; Part of the NW4 of Section 33, T2N, R68W of the 6th P.M., Weld
County, Colorado
Dear Mr. Grigsby:
Notice is hereby given that the property listed above, may not be in compliance with (Special Use Permit)
USR-1104. Specifically in regards to operating a greenhouse operation on the property. All conditions of the
original permit must be in compliance by June 4,2005 or a Probable Cause public hearing,pursuant Chapter
23, Article 11(2), Division 4, Section 23-2-270 of the Weld County Code, will be scheduled.
If the Probable Cause Hearing is scheduled,the purpose of this public hearing will be to review case number
USR-1104, for compliance with the Development Standards, as approved by the Board of County
Commissioners on February 21, 1996 to determine if probable cause exists to hold a hearing on revocation
of the permit.
Inspection by representatives of the Department of Planning Services have determined that you are not in
compliance with the following Development Standards:
• The Site Specific Development Plan and Special Review Permit is for a single family dwelling unit on
a lot less than the minimum lot size requirement in the A(Agricultural)Zone District as submitted in
the application materials on file and subject to the Development Standards stated herein.
• The Special Use Permit shall be limited to the plans shown hereon and governed by the Development
Standards stated above and all applicable Weld County Regulations. Major changes from the plans
and/or Development Standards as shown or stated shall require the approval of an amendment to
of the Permit by the Weld County Planning Commission and the Board of County Commissioners
before such changes from the plans and/or Development Standards shall be permitted. Any other
changes shall be filed in the office of the Department of Planning Services.

If it is determined at the public hearing that there is probable cause that you are not in compliance with USR-
1104,the Board of County Commissioners will schedule a Show Cause public hearing to consider revocation
of the Use by Special Review permit.
