RE: APPROVAL OF VACATION AND REPLAT OF A PORTION OF CARRIAGE
ESTATES SUBDIVISION, 1ST AND 3RD FILINGS.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, on the 9th day of July, 1980, a public meeting
was held before the Board of County Commissioners of Weld County,
Colorado upon the application of Sierra Investments , et al. ,
for vacation and replat of the following described property:
Lot 44 , Block 1 of Carriage Estates Third
Filing, as filed in Book 752, Reception No.
1673875 on November 4 , 1975, also Lot 6,
Block 3, and Lots 8 and 9, Block 4 of
Carriage Estates First Filing as filed in
Book 662, Reception No. 1584267 on February
23, 1972 , and in Book 751, Reception No.
1673039 on October 24 , 1975, Weld County
Records, both subdivisions being located in
the West Half of the Southwest Quarter of
Section 24 , Township 5 North, Range 66 West
of the Sixth Principal Meridian, Weld County,
Colorado.
WHEREAS, the Board of County Commissioners has studied the
request and recommendations of the Weld County Planning Commis-
sion, and having been fully informed, is satisfied that the pro-
posed replat of the above described property conforms in all
respects with the requirements of the Weld County Subdivision
Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the vacation and replat
of the abovedescribed real estate in Carriage Estates Subdivision,
1st and 3rd Filings , be, and hereby is, approved.
BE IT FURTHER RESOLVED by the Board of County Commissioners
that the reasons for approval contained in the Weld County Plan-
ning Commission recommendations dated July 1, 1980 be, and hereby
are, adopted as the findings of fact of the Board of County Com-
missioners in this matter.

Gentlemen:
This letter is to request that two (2) items regarding the subdivi-
sion known as Carriage Estates, be placed on your same agenda as the
agenda which carries an item described as:
"THE FIRST AMENDMENT TO DEVELOPMENT STANDARDS FOR THE CARRIAGE
ESTATES OFFICIAL UNIT DEVELOPMENT PLAN"; and, an item which reads:
"REPLAT OF A PART OF LOT 8 and LOT 9, BLOCK 4, CARRIAGE ESTATES
FIRST FILING".
These two items are presently in process with the Weld County Planning
Commission, and should be to you for consideration in April.
The two items that we are asking for consideration on are as follows:
1. A proposal to cause ONE-WAY designation" on the dedicated
alleys connecting West 35th Street, 34th Avenue and 33rd
Avenue Court, Carriage Estates First Filing.
2. A proposal to vacate a portion of the same alley dedication
in Carriage Estates First Filing, as that alley extends east
from 33rd Avenue Court for 80.02 feet to the east boundry of
Carriage Estates First Filing. This vacation would cause
the south ten feet to attach to Lot 6, Block 3, Carriage
Estates First Filing, and the north ten feet to attach to
Lot 44, Block 1, Carriage Estates Third Filing.
Should your Engineering Department need additional information in
advance of your consideration of these requests, please have them contact
me for same.

ESTATES FIRST AND THIRD FILINGS.
In accepti. i the challenge of improving land use while maintaining a
quality life• style, we are attempting to offer a well-designed town-
house devel-..: pment. By virtue of privacy fenced patios and privately
owned yards, as opposed to common grounds, this development will al-
low the pr_ie of individual ownership and more privacy than condominium
- or multi-fenily dwellings.
The increasi:.g public demand clearly demonstrates both a trend and a
need for t ,:.s type of housing. The present development standards do
not provide for this, as they restrict the land use to multi-family hous-
ing, sometL'_ng which has ceased to be feasible in our present rental
and money riiirkets.
The townhouse concept conforms with the adjoining single family neigh-
borhood. The proposed amendments should be viewed as an increase in
ownership rights for the other property owners of the area, not as a
diminuation. Our plan is to develop the majority of the H-UD area of
Carriage Estates with this same concept.
At the time of the original filing of this development, the common wall
concept had not been introduced in this area as a type of single-family
home ownersh_p.
We believe that the approval of these amendments will allow us to meet
a present d',-and and be able to offer more afforable housing for today' s
home buyer.
