1. Proposed use of property:
The primary use of our land is for our primary residence. The
secondary use is for the home base for G&G Transport, Ltd.
Our business consists of transporting oil field equipment and
materials and paving and construction equipment from one job
site to another. Our trucks park at our home overnight.
Normally they are gone all day then return to park at night.
Occasionally, loads are brought here overnight, but only when
the load cannot be delivered on the same day as loaded.
We have 10 trucks, 6 pneumatic trailers, 4 flat bed trailers and 1
box trailer used only for storage. We also do minor truck/trailer
repair in our shop. All major work is done by Kenworth or
other truck repair shops. We also do most of the truck washing
at professional truck washes.
At the present time, we have only domestic animals, one dog
and one cat. We do plan to get some calves in the near future.
2. Weld County Code 22:
In accordance with Chapter 22, our land use has not, is not and
will not pose any threat to the harmonious development within
Weld County.
Our business is not a threat to open space as we have no plans
of expanding at this location. We have no adverse effect on
wildlife or natural and environmental resources. We have our
own water well and septic system and are under Hudson fire
district.
The main road, CR 22, is a county maintained road constructed
adequately for truck traffic as it is a main east west road
between Hwy 85 and Kersey Rd to Hwy 34 and I-76.
Our land use does not interfere in any way with surrounding
agricultural land uses. The use of our land could be put in the
mixed use category as it is our private residence as well as our
business.
The needs of our business are simply to park our trucks on this
land overnight and weekends, leaving during the day to haul
loads from one jobsite to another and to perform routine
maintenance and minor repair on our own trucks and trailers
when they are not working.
3. Weld County Code 23:
The use of this land is consistent with the zoning code Chapter
23 in that:
We are consistent with Chapter 22, the comprehensive plan.
We are adding to the economy of Hudson and the
surrounding areas by occasionally offering income
opportunities to neighboring truck drivers/farmers during
their off season. We also support other Weld County
businesses by purchasing their products and services.
A change of population density will not occur due to our
land use for our trucking business.
The surrounding areas are agricultural with many areas of gas
&/or oil production included within adjacent parcels. Our
business supports those productions.
Our 7 trucks leave our property on CR 22 to pick up loads and
return at days end after loads are delivered. Our land use will
not prohibit any current or future development because our
trucks are usually in and out of our property once a day.
Our main business use here is parking over night and weekends
and minor repair/maintenance to our trucks and trailers. We do
not manufacture or sell anything from this property, The main
use for this property is for our private residence.
Our 10 acres was subdivided and private residence built
when we bought it. It is surrounded by land being farmed and
land not used for anything. We plan to continue to improve
landscaping our property by adding more trees and bushes to
prevent soil erosion and hold to water in the soil. Our business
use will not interfere with those plans or with any use of the
surrounding land.
We take great pride in our safety record with our business.
Our business has not, is not and will not infringe on any
health, safety or welfare issues of our neighbors or the county.
The use of our land does not infringe on any farm land. We
maintain our equipment on the front part of our acreage and the
rest of our land is our private residence.
4. Farming and trucking businesses are within a 5 mile radius as well as
oil and gas production sites. The use of our land is consistent and
compatible with surrounding land uses as we are a trucking company
that deals with hauling materials used by oil and gas producing
companies as well as road construction and pipeline materials for
companies connected to building roads in and out of many sites
around this area.
5. a. On a daily basis 8 people will use this sight.
b. We have 6 employees and 2 contract drivers.
c. The hours of operation are M-F, 6:00 a.m. to approx. 6:00 p.m.
d. We have built one shop, one barn and moved in 2 sheds.
e. We have one dog, one cat and are planning 2 calves in the future.
f. We have 7-5 axle tractor trailer combinations ranging from 30,000
lbs to 80,000 lbs 2 times a day Monday through Friday.
g. Our property is within Hudson fire district.
h. Our water source is a domestic well.
i. Our sewage disposal system is a septic system.
j. Fuel storage proposed in containment above ground. In our shop
We store filters, 1-55 gallon drum for oil and 1-55 gallon drum for
anti-freeze.
6. The proposed landscaping at this point will be trees planted along the
north fence on both sides of the driveway for a wind break. We also
will be putting in a courtyard to the west of the house and a play area
to the southwest of the house.
7. If reclamation of our land becomes necessary, we would return the
parking area for our trucks to the original state by plowing it up and
reintroducing necessary supplements allowing plant growth to return.
At this point, we have done nothing to damage the land other than
pack it done and drive on it. We have not put any pavement type
materials on it. This is the only area that may need reclamation.
8. We are in the process of direction storm water drainage to the outer
edges of the front of the property where various types of bushes have
been planted.
9. The site is constructed and the landscaping is on-going scheduled to be
finished by fall of 2005.
10. Waste oil is recycled through the shop furnace. Waste antifreeze is
stored in 1-55 gallon drum which is disposed of periodically at the
appropriate waste disposal sights.
