RE: SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT#1512
FOR AN AGRICULTURAL SERVICE ESTABLISHMENT (FARM EQUIPMENT REPAIR)
IN THE A (AGRICULTURAL) ZONE DISTRICT - DENNIS AND SHERRI GILL
A public hearing was conducted on July 27, 2005, at 10:00 a.m., with the following present:
Commissioner William H. Jerke, Chair- EXCUSED
Commissioner M. J. Geile, Pro-Tem
Commissioner David E. Long
Commissioner Robert D. Masden
Commissioner Glenn Vaad
Also present:

Health Department representative, Char Davis
Public Works representative, Donald Carroll
The following business was transacted:
I hereby certify that pursuant to a notice dated July 8,2005,and duly published July 13,2005, in the
Fort Lupton Press, a public hearing was conducted to consider the request of Dennis and Sherri
Gill for a Site Specific Development Plan and Use by Special Review Permit #1512 for an
Agricultural Service Establishment(farm equipment repair)in the A(Agricultural)Zone District. Lee
Morrison, Assistant County Attorney, made this a matter of record. Chair Pro-Tem Geile advised
Dennis Gill,applicant, that he has the option of continuing this matter to a date when the full Board
will be present. However, if he decides to proceed today, it will require three affirmative votes, or
in the case of a tie vote,CommissionerJerke Jerke will listen to the record and make the determining vote.
Mr. Gill indicated he would like to proceed today.
Sheri Lockman, Department of Planning Services,presented a brief summary of the proposal and
entered the favorable recommendation of the Planning Commission into the record as written. She
gave a brief description of the location of the site and surrounding land uses. She stated seven
referral agencies reviewed this proposal,six responded favorably or provided comments that have
been included in the Conditions of Approval and Development Standards, and staff received one
letter from a surrounding property owner.
Char Davis, Department of Public Health and Environment, stated this application is for a family
business, there will be no employees, and the site is serviced by a septic system and a water tap
from the North Weld County Water District.
Donald Carroll, Department of Public Works, stated this site is accessed from Weld County
Road 51, which is a collector status road. He stated there is one access to the site, and he is
requesting the applicant provide adequate gravel along the access and parking areas.

No public testimony was offered concerning this matter. In response to Chair Pro-Tem Geile, Mr.
Gill stated he has reviewed and concurs with the Conditions of Approval and Development
Standards as proposed.
Commissioner Long moved to approve the request of Dennis and Sherri Gill for a Site Specific
Development Plan and Use by Special Review Permit #1512 for an Agricultural Service
Establishment (farm equipment repair) in the A (Agricultural) Zone District, based on the
recommendations of the Planning staff and the Planning Commission, with the Conditions of
Approval and Development Standards as entered into the record. The motion was seconded by
Commissioner Masden,and it carried unanimously. There being no further discussion,the hearing
was completed at 10:10 a.m.
This Certification was approved on the 1st day of August 2005.
