It is our understanding that this issue is scheduled to come before the County Commissioners on November 21,2005. Our only recommendation is that the County require additional screening on the north end of the property along CR 22. The present bushes should be supplemented with trees. We recommend use of evergreens of reasonable size that will grow into providing a meaningful landscape buffer. Sincerely, pher aulson, CEO 1 Special Review Permit#1519 Glen and Virginia Van Oeveren 1. Prior to recording the plat: a. We will put down calcium chloride as our Dust Abatement Plan. The price estimated by Gene Doty Enterprises is$1000.00 b. Waste Handling Plan conisits of recycling our used oil through a Reznor oil burning furnace, model RA-140, serial # BDERA14020936X installed in the shop by personell from the Reznor company. c. We have no other waste materials. All radiator type work is done off premises. d. We store one 55 gallon drum of antifreeze in the shop. e. We plan to install a water capturing area for truck washing within the next year. Until that time, limited washing will occur on this site. 2. Our Screening/Landscaping Plan is: a. Construct an opaque screen to north side of the shop and the east side of the parking area. An estimate is included. The two neighbors across the road have natural screening with trees and bushes as well. Pictures taken from 150 feet into our property have been included. b. A 6 foot wooden fence will be constructed around the trash container for approximately $500.00. c. We have received an application for an above ground fuel storage tank — and are in the process of completing it. A copy of that application is included. d. We have a review of the septic tank from High Plains Engineering. That review is included. e. The existing access is appropriate according to Weld County Department of Public Works in accordance with the 2-G conditions. 3. Building Permits a. We are in the process to correcting the permit for the shop. We have had an engineer inspect the shop for compliance with required building codes. This report has been included. A drawing of the shop has also been included as per request from planning pesonell at the Longmont Weld County facility.
