To Whom It May Concern:
We would like to proceed with our application for Special Use Permit
Case-USR-1519.
Our intention is to provide more information demonstrating that our business is
compatible with the surrounding agriculturally zoned properties and that the one
complaint discussed at the preliminary hearing on August 16, 2005 may no longer be an
issue.
We would also like to request a deferred date of November 2,2005 for the next
hearing date.
Respectfully,
Glen and Virginia Van Oeveren

Given that this request sets a precedence, will CTB's office begin to generate this type of notification for all land

Re: The Application of Glen and Virginia Van Oerveren
Dear Mr.Morrison,
I am writing to express our support for the upcoming application by Glen and Virginia Van Oerveren for
the use of their property located on CR 22 for the running of their trucking company. It is our
understanding that this issue is scheduled to come before the County Commissioners on November
21,2005.
Our only recommendation is that the County require additional screening on the north end of the
property along CR 22. The present bushes should be supplemented with trees. We recommend use
of evergreens of reasonable size that will grow into providing a meaningful landscape buffer.
Sincerely,
pher aulson, CEO

2. Our Screening/Landscaping Plan is:
a. Construct an opaque screen to north side of the shop and the east side of
the parking area. An estimate is included. The two neighbors across the
road have natural screening with trees and bushes as well. Pictures taken
from 150 feet into our property have been included.
b. A 6 foot wooden fence will be constructed around the trash container
for approximately $500.00.
c. We have received an application for an above ground fuel storage tank

included.
d. We have a review of the septic tank from High Plains Engineering. That
review is included.
e. The existing access is appropriate according to Weld County Department

RE: Certification of existing septic system serving the existing residence and proposed trucking
business at 22970 WCR 22, Hudson, Weld County, CO
Job# 05-4827
To Whom It May Concern:
The purpose of this letter is to certify an existing septic system that was constructed in 2000,
permit#SP 0000264. The permit states that the existing system consists of 936 square feet trench
system and a 1250 gallon two compartment septic tank. The minimum trench size required for
the original permit was 580 sf of trenches and a 1250 gallon septic tank.
The septic system in question presently serves a four bedroom single family home. The owners
propose to operate a trucking business with a maximum of 8 truckers arriving in the morning to
pick up their truck and dropping it off at night. The residence will occupied by two adults.
The percolation rate at the site was less than 10 minutes per inch as reported by High Plains
Engineering, Inc., April 18, 2000.
8 part time workers @ 10 gallons per day(gpd) =80 gpd
2 people living in the home @ 75 gpd = 150 gpd
Total flow(Q) =230 gallons per day
For Weld County(Trench System):
A= Q x 1.5 x J T A=230 x 1.5 x J 10 = 312 square feet required
3.5 3.5
Septic Tank Sizing:
230 GPD X(30HRS/24HRS)X 1.5=431 gallons
4 A 1000 gallon septic tank with 2 chambers or units in series is required.
The existing system will be adequate for the above described loading. Should you have any
questions, call the number above.

RE: 30' x 50' POLE BARN STRUCTURE AT-22970 WCR 22,WELD COUNTY.
FM No:. 46120
Glen,
As you requested, I did an on-site inspection of the referenced structure on September 9, 2005.
The inspection was to evaluate the building structural components for compliance with the
required building code loads.
The structure consist of 6' x 6'timber post spaced 8 feet on center with engineered wood trusses
spaced at 6'. The roof purlins and wall girts are 2 x 6. The 12' x 14' overhead doors on the two
ends have 2- 2' x 12' for door headers.
The structure as constructed can safely support the required loads of 30 psf snow load, 90 MPH
exposure C wind loads, and Sesmic Zone 1 loads.
If you have any questions or need additional information concerning this evaluation, please
contact me direct.
Sincerely,
FLATIRO
