1. Explain in detail, the proposed use of the property.
We would like to run our family business from our property. Specifically, we are a husband
and wife team. We make wood chip products ( animal bedding; absorbent; floor sweep )that
are sold to distributors. These distributors include lumber suppliers, farm & ranch supply
and general maintenance product distributors. We would also like to become a supplier to
distributors for other ag-related products such as animal-safe ice melt.
2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22
(Zoning) and the zone district in which it is located.
Our business is consistent with the Comprehensive Plan in Chapter 22. Throughout the plan
there is an emphasis on retaining the agricultural priorities while acknowledging the need for
development with specific emphasis on the southern portion of Weld County. Our family
business meets these goals:
• We are a small, family owned and operated business not unlike farm /ranch
operations in the area.
• We have a strong interest in supporting the ag business activities in the area by the
nature of our products.
• We use ag equipment which is complementary to the ag operations that surround us.
• We are an ag-support business as our products are regularly used by farm/ranch
operations ( bedding, absorbent, floor sweep).
• The wood chips we use are the same as those currently being used in farm /ranch
operations.
• We use no hazardous materials.
• We support renewable efforts as our wood chips are a by-product.
• Our business is contained indoors creating little to no noise or visual disturbances.
• We are able to run our family business without altering the landscape and nature of
our property.
• We will be retaining a large portion of pasture on our property where we graze cattle
and have apiaries.
• We will not create additional traffic as we do not sell to the public.
• If, in the future, Weld County decides to develop the 1-76 corridor in our area we
would also be complementary to such change. Our business and intention to
participate as community members is complementary to both current priorities as well
as the possibility of future development and change.
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23
(Zoning) and the zone district in which it is located.
Our proposal is consistent with Chapter 23 (Zoning). Specifically, Article III, Zone Districts:
Division 1 A (Agricultural): Sec. 23-3-40 Uses by special review: O. Home Business.
4. What types of uses surround the site? Explain how the proposed use is consistent and
compatible with surrounding land uses.
Our property is bordered by the I-76 Frontage Road on the East and ag land (cattle and
farming) on the North, South and West sides. It would not be necessary for us to change the
character of our property to run our business so it will remain agricultural including several
acres of pasture. Our business can be run out of an outbuilding already on our property and
has normal operating hours.
5. Describe, in detail,the following:
a. How many people will use this site? 2

c. What are the hours of operation? 8:30am-5:00pm, Mon-Fri
d. What type and how many structures will be erected(built) on this site?
It is unnecessary to build additional structures. However, we would like to raise a
cloth Quonset with around 200 sq ft for storage.
e. What type and how many animals, if any, will be on this site? N/A
f. What kind (type, size, weight) of vehicles will access this site and how often?
Single axle truck weighing approx. 20,000 lbs around 1-2 times every two weeks.
g. Who will provide fire protection to the site?
Current levels will be adequate.
h. What is the water source on the property? (both domestic and irrigation).

i. What is the sewage disposal system on the property? (Existing and proposed).
Current septic system will be adequate. Septic permit#: G19900977
j. If storage or warehousing is proposed, what type of items will be stored?

6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted
as a landscape plan map as part of the application submittal.
The current landscaping is adequate and consistent with the surrounding area.
7. Explain any proposed reclamation procedures when termination of the Use by Special
Review activity occurs.
No reclamation procedures will be necessary.
8. Explain how the storm water drainage will be handled on the site.
The current water drainage will remain adequate.
9. Explain how long it will take to construct this site and when construction and landscaping is
scheduled to begin.
No construction or landscaping is necessary.
10. Explain where storage and/or stockpile of wastes will occur on this site.
Our waste is minimal and can be handled by a 2 yard waste container.
