The proposed use of our property is to open a small business repairing tractors. Most of my work will be done at customers location. I will need to bring a tractor to our shop once in a while. 2. Section 22-2-60 states that the 1st goal is to conserve land for agricultural use. What we propose will not remove any land out of agricultural use. I have an existing Ag. Exempt building that I am wanting to change use on. Policy 1.3 states that agricultural related businesses are encouraged to locate in agricultural areas that minimize the removal of land from production. This will be an agricultural related business and it is not removing any land from production. 3. This business is an agricultural related business in an Ag. Zoned area. 4. Please see answers #2 & #3. 5. a. My family and me. b. No employees. c. 7 a.m. to 5 p.m. M - c d. No new buildings. e. No more than allowed. f. Tractors that I will be working on usually weigh between 4000 and 20,0001bs. I will use a pickup and heavy duty flatbed to haul them when needed. I can't rule out semi trucks as some farmers own them and may want to haul their own tractors if needed. g. Galeton and Eaton fire. r h. We have a North Weld County Water District residential tap. We are not going to run water into the building. Irrigation of the farm is from Larimer and Weld Irrigation Company (Eaton ditch). i. We have existing septic system for house. We are not going to add any plumbing to building. j. There very well could be one or two tractors stored on north side of shop while waiting to be picked up or delivered. 6. Landscaping will be same as it is now. May widen driveway some. 7. No reclamation will be needed. Our property is currently a farm and will stay that way as long as we own it. 8. Storm drainage occurs now by going down driveway and then into our hay field. In heavy rain some goes into road ditches. 9. Everything we propose is already existing. We just want to change use from agricultural to agricultural related business. 10. There will be some waste oil. I will store in drums outside and have pumped out when needed. I would like to get a waste oil furnace to heat shop if feasible. There will also be some stockpiling of old parts and etc. until there is a pickup load to take to salvage yard. We have a small trash cart now but may need to get small dumpster. r. Hello
