to benefit Lot "B" and to also include additional Right-of-Way easement
being an area which will allow for adequate installation of a water meter
and domestic water line which will circumvent the existing pipeline
structure as it is currently situated in the Southeast corner of the
subject property. Said easement shall be not less than 15 feet beyond the
existing 35 foot Right-of-Way for Weld County Road 48 which lies adjacent
to the Southerly boundary.
The grantor shall and will WARRANT AND FOREVER DEFEND the above-bargained premises
in the quiet and peaceable poasaasion of the grantee, his heirs and assigns, against
all and every person or persons lawfully claiming the whole or any part thereof. The
