The site is currently a greyhound kennel and farm that is part of our family business and has been operating as a greyhound kennel and farm since the 1970's. We intend to continue with the current operation of raising and training racing greyhounds. 2. The property has no changes in the intended use since the 1970's. 3. We've had this business in operation as a greyhound kennel for over twenty years and it hasn't changed since the original inception. Therefore, it is still consistent with Chapter 23. Since there are five current greyhound facilities surrounding this property we don't believe any inconsistency exists. 4. The sites surrounding our property to the south are residential; those to the west are greyhound kennels. To the north and east are large acreages. The area has been greyhound orientated for over 30 years. 5. a) The site will be used be me and my immediate family. b) There will be my family oft a (4,,«d ( d(I f Ci L ea_ c) The hours of operation are from early morning until late evening. Due to different training schedules the hour vary daily. Night care of dogs is required. d) There are currently a greyhound kennel, a mobile home, a pole barn, an exercise field in the shape of a race track and puppy runs. e) The number of greyhounds varies throughout the year. On the average there are 150 with a maximum of 200. f) The property is usually accessed by two ' ton pick-up trucks, my family, and employee vehicles g) Fire protection is provided by the Fort Lupton Fire Department. h) There is a well that was on the property when purchased. The well has been more than adequate to service the facilities for over 30 years with regular maintenance. i) We have a disposal company that services our property with weekly pickups of waste and trash. We also have two septic systems on the property for the kennel and mobile home. j) There is no warehouse storage on the property. 6. There are currently a few large trees on the property including several old trees that were on the property when purchased, and younger ones that we planted beside the puppy runs. We plant rye grass in the open space. 7. There is no significant reclamation required if the kennel closes since the facility is only one building and is easily converted for other uses. The home and barn will remain in there current use. The rest of the property is used by dog runs an exercise field , and a large open space. These uses are easily returned to dry land agricultural use by removal of fences 8. The natural drainage of the property was not altered by the kennel or dog runs. The existing drainage was to the west into a natural drainage system. And a bar ditch along the adjacent road to the south of the property. 9. No new construction is anticipated. 10. There will be no storage or stock pile of waste. A waste management company removes trash and waste weekly.
