Taxes in 2004 of$7,387.84 on a gross income of$38,515.00 amounts to 19%. This was excessive. A proposed increase in valuation of$34,250.00 (11 .63%) is not justified. Year to date income through June is $13,882.41. If not increased in the second half of this calendar year, the total would be $27,764.82. Taxes on the previous valuation would be $27.6% of the gross income. Assuming mill levies remain the same, and the increase in valuation is not rescinded. taxes will be increased from an unbearable 19% to an untenable 31% of gross rents. Further, the property is in the blighted 10`h Street corridor, according to the Greeley Tribune, 5-8-05 and 5-19-05, which does not indicate increased valuation. Accordingly, the building is valued at 8 to 10% of the total the city paid for the K- Mart property across the street from this property. This is disproportionate. We protested this proposed property valuation before, and no adjustment was made. The same has occurred again.
