A hog-feeding facility is now located on the five-acre parcel that is shown as Lot "A" on the accompanying plat. The hog-feeding operation is owned and run by D. S. & D. , Inc. , on land leased from Mr. John C. Carlson, who is one of the shareholders of the corporation. Based on the advice of their lendor, the corporation wishes to transfer ownership of the parcel upon which the operation is located from Mr. Carlson to the corporation. There is no anticipated change in the use of the parcel . Access to the site is a private drive from Weld County Road 74. The proposal is to split a five acre tract from an existing 165 acre tract. The application indicates improvements exist on each tract. Our records indicate there is a domestic well (# 097145) on the larger tract. North Weld water may also serve this parcel. The smaller tract would be five acres. It is proposed that this parcel would be served by a well. A second domestic well (# 116000-A) appears to be near this property, although it may be across the ditch. It is not stated whether this parcel would be served by an existing well or whether the applicants are seeking a new well. This office would have no objections to the proposal if the five acre parcel could be served by an existing well or by North Weld water. If a well is to be shared, an agreement should be developed to provide for ease- ment and maintenance arrangements. In order to review the possibilities for a new well, we would need further information. If a new well permit were available for this parcel, it would be limited to household use only.
