SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW (USR)
QUESTIONNAIRE
1. The property is to be used as the primary residence of Michael Lafferty and myself,
along with all other normal activities associated with such use. To include the
raising of livestock as contained in the USR application to be submitted by Michael
Lafferty along with out buildings for such operations.
2. Weld county is an agricultural county that looks to promote and preserve that way of
life. This USR is to allow the replacement of one of the two existing single-family
residences (SFR's) with a new SFR in compliance with all agricultural zoning
regulations.
3. The agricultural zoning allows for two SFR's on one lot by way of a USR. This new
SFR will replace one of the two existing SFR's with no net change to the number of
residences as stated above. The existing SFR on the south half will be removed
no later than 30 days after the certificate of occupancy (CO) is issued as agreed to
by the building department.
4. The surrounding area consists of SFR's with the raising of livestock as well as
farming. The use of the property will remain the same as it has since 1968 and be
in harmony with the neighborhood.
5A. A family of three will live in the new SFR on the South half and one person will live
in the second house on the North half of lot.
B. no employees for use of this application.
C. No business for this application.
D. Two SFR's, three existing barns, one detached garage to be built in the future, and
other mobile igloo type pens for small calves.
E. Two horses on the South half of the lot, 100-150 calves 1 month to 1 year old on
the North half pending approval of USR application submitted by Michael Lafferty.
F. Passenger vehicles along with limited amounts of agricultural equipment.
G. Mountain View Fire Protection District
H. Two existing taps from Left Hand Water, no irrigation water for property.
I. Two existing ISDS's, one of which will be properly abandoned when existing house
is moved off property, as well as a permit for a new ISDS for the new SFR to be
built.
J. Storage of feed and hay for livestock.
6. No new landscaping except in areas that are disturbed by construction.
7. Not applicable.
8. no drainage plans needed for this application, new culvert's at access points and
will take into consideration any drainage onto adjoining property although this is not
expected.
9. Six to twelve months to build new SFR, upon the release of building permit
construction will begin ASAP.
10. No storage or stockpile of waste other than permitted ISDS.
