Sierra Acres PUD, Preliminary, page-2-
C. Section 27-6-120.6.c - That the uses which would be permitted shall be compatible with the
existing or future development of the surrounding area as permitted by the existing Zoning, and
with the future development as projected by Chapter 22 of the Weld County Code or master plans
of affected municipalities. The proposed site is within the three mile referral area for the City of
Greeley and the Towns of Severance and Windsor. The City of Greeley requested that the
applicant be required to consolidate the seven points of ingress and egress to four points.
Further, the City requested that a sixty(60)foot reservation from the centerline of County Road

right-of-way. If the right-of-way cannot be verified, it shall be dedicated. The plat shall delineate
the existing right-of-way and the documents which created it along with any additional right-of-way
