Dear Commissioners:
The hearing for the Adler development exposed some of the unnecessary problems resulting from
county sponsored residential development under the MUD plan. Primarily, in this case, it involved
jurisdictions. If development proceeded under the normal course of annexation of the property and
development regulations approved by a municipality, there would have been no problems related to
improvements to CR7. As it stands there will probably be little or no coordination, given the
involvement of the Town of Mead, CDOT, SVVSD, the applicant and unnecessarily Weld County. Is it
correct that the County will require a 120 foot major arterial ROW, even though it has abandoned its
plan for CR 7 to be the 1-25 paralleling arterial, as a result of the St. Vrain State Park fiasco [it still
would make sense to study, even without engaging an expensive consultant, the alternate of a CR5-5-1/2
route]?
It would appear that at least a part of this project is similar to the County sponsored development
at Idaho Creek. Similar with respect to the smallness of some of the lots [5500 sq.ft.] and the attempts of
the developer to encroach on utility easements and set-backs. At least at Idaho Creek there is
commercial development and a mobile home park adjacent, but at this site such high density is entirely
incongruous. I suggest that the Commissioners visit Idaho Creek where they will find street parking is
very limited and if you have a truck it may extend onto the sidewalk when parked in the driveway. You
might also inspect the lack of improvements in the open space and multiple signage present. The City of
Dacono is to be commended in their perceptive appraisal of the subject development as being
inappropriate for the area.
Incidentally, the hearing certification incorrectly stated that Dacono and Frederick are within the
three mile referral area for this project.
Also commissioner Geile is stated as having said that the Town of Firestone will have
jurisdiction south of CR26. Firestone, even if it goes forward with its proposed annexation of CR7 will
not annex as far north as CR26 to achieve it purposes. Firestone only borders CR26 along CR13.
I agree with Commissioner Vaad in his wish that staff had worked out details before the Board hearing.
Many cases were presented to the Planning Commission short on details and agreements whereby we
had to vote based on inadequate information, hoping that satisfactory [to us] solutions would be worked
out by staff and the Board, as we would not have the opportunity to review them.
It is apparent that opposition to MUD expansion and developments is talking into the wind, as
the Board, for whatever are its motivations and in the face of its obvious poor planning concepts, is
determined to go forward.
