SUBJECT: Loveland Ready Mix Concrete/Johnstown Ready-Mix(Weld County Referral)
Project Description/Background:
This is a referral for a Weld County site specific development plan and use by special review for mineral
resource development facilities, including open pit mining and materials processing, a concrete batch
plant,and the importation of sand and gravel aggregates from the Bokelman/Walters pit located in
Larimer County. This project is located south and west of the Big Thompson River immediately
southeast of the intersection of WCR 13 and WCR 54.
Review Criteria:
Development review staff has reviewed the materials that were submitted to our office per the criteria
found in the Larimer County Land Use Code(LCLUC), Larimer County Road Manual, Access Code, and
Stormwater Design Standards(LCSWDS). The following comments are regarding the identified issues,
concerns, and technical requirements that should be addressed in the next submittal:
Comments:
1. Please submit a copy of Matt Delich's May 2005 Traffic Report for staff to review. Based on the
findings of this traffic report Larimer County may request transportation improvements for Larimer
County infrastructure associated with transportation impacts from the development of the Weld
County processing plant.
Staff Recommendation:
The Larimer County Engineering Department offers no specific recommendation regarding the
