for two parcels of ground located north of'F' Street between 35th Avenue and the 47th Avenue
alignment. The following is the City of Greeley schedule for processing this request.

AVAILABLE UTILITIES The subject properties are outside of, but partially
adjacent to, the Municipal Services Suitability Area
(MSSA). The MSSA is the area that a full

The applicants would be responsible for extending

of development.

INTENDED/PROPOSED USES The applicant has indicated residential zoning will
be pursued for the two properties. The applicant's
narrative indicates intent to develop an estimated 62
townhome units in duplex and triplex configuration
and an estimated 101 single-family detached single-
family homes on approximately 37 acres of land.
The narrative also states that a 25-acre
wetland/natural area will be maintained and a 60-
acre lake will be developed in conjunction with the
residential development.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth (LREGA) and Urban Growth Area (UGA).
The properties are outside of, but partially adjacent
to, the Mid-Range Expected Service Area
(MRESA) and the Municipal Services Suitability
Area(MSSA). The property owner has petitioned
for inclusion in the Mid-Range Expected Service
Annexation Impact Report 2 Sunset Cove Annexations 1 and 2
Area. That petition will be considered by City
Council on April 19, 2005.
ANALYSIS In order to comply with the State of Colorado one-
sixth (16.67%) contiguity standard regarding
annexations, it was necessary to annex the subject
properties with two separate annexations. Sunset
Cove Annexation#1 has 18.26% of its boundary
adjacent to the existing municipal boundaries of the
City of Greeley. Sunset Cove Annexation #1 will
provide 42.21% contiguity for the Sunset Cove
Annexation #2.
The developer will be responsible for extending
City of Greeley water and sewer and all other utility
services to the properties.
The annexation of these properties into the City
would be consistent with present growth patterns
and Comprehensive Plan policies. There is
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
requested annexation.
The proposed Sunset Cove Annexations consist of
two existing parcels. The eastern parcel is located
within Weld County School District 6 and the
western parcel is located within Eaton School
District RE-2.
The applicant's narrative states that approximately
163 residential units are anticipated for the two
properties. According to figures the applicant
obtained from Mr. Wayne Eads with Weld County
School District 6, the proposed residential
development would generate approximately 86
school-aged children. Because development plans
have not been supplied, it is not known how many
residential units will be within each school district.

County of Weld,State of Colorado and being more particularly described as follows:
• BEGINNING at the South Sixteenth Corner common to Sections 35/36-T.6N.-R.66W. and
assuming the East line of the Southeast Quarter of the Southeast Quarter(SE1/4 SE1/4)of said
Section 35 as bearing South 00°08'57"West,being a Grid Bearing of the Colorado State Plane
