Gentlemen:
?nclosed are an application for subdivision exemption and
various supporting documents .
The purpose of this application is to change the boundary
line between our property and the property directly east of us
owned by Richard and Barbara Lengel.
At the present time our parcel is approximately 45 acres and
Lengels is approximately 35 acres of an original 80-acre farm. The
boundary change ;rill result in Billings having a home on 1-1/2
acres with barn and corrals and Lengels having a home and 19 acres
of farm ground. This change will enable Lengels to more closely
approach an economically viable farm. Lengels have been farming
this entire property for the past several years.
The farm is irrigated by two wells , one of which is now
located and will continue to be located on each parcel . Therefore,
a right-of-way and easement for irrigation water and well maintenance
will be granted from Billings to Lengels and is shown on the
attached plat of survey for the 1-1/2 acre parcel.
We believe that this request is in compliance with the intent
of the Weld County Comprehensive Plan and will improve our neighbor-
hood by creating one larger farm without adding any need for new
improvements.
