OF WESTMINSTER, a Colorado municipal corporation, whose legal
address is 4800 West 92nd Avenue, Westminster, County of Adams,
and State of Colorado, the following water and water rights
situated in the County of Weld and State of Colorado to wit:
All water and water rights and related real and
personal property represented by 1.00 shares of the
capital stock of the Farmers Reservoir and Irrigation
Company, a Colorado mutual ditch corporation, including
all interest attributable to such shares in the
ditches, canals, and reservoirs which comprise the
collection, diversion and other works, legal title to
which is held in the name of the Farmers Reservoir and
Irrigation Company
With all its appurtenances, and warrant the title to the same,
subject to no encumbrance.
Grantor hereby covenants and agrees to permanently remove the
real property described in Exhibit A by December 31, 2001, from
irrigation with any water diverted from the Clear Creek - South

(Testate Estate)
THIS DEED is made by Elizabeth A.Wilson as Personal Representative of the Estate of Richard
L.Wilson,deceased,Grantor,to Elizabeth A.Wilson,6707 Weld County Road 19,Ft.Lupton,
Colorado.
WHEREAS, the Last Will and Testament of the above-named decedent was made and
executed in the lifetime of the decedent, and is dated August 31, 2001, which Will was duly
admitted to Informal probate on July 26, 2002, by the Probate Court in and for the County of
Weld,State of Colorado,Probate No.02PR256;
WHEREAS, Grantor was duly appointed Personal Representative of said Estate on July
26,2002,and is now qualified and acting in said capacity.
NOW THEREFORE, pursuant to the powers conferred upon Grantor by the Colorado
Probate Code,Grantor does hereby sell,convey,assign,transfer and set over unto said Grantee all
right title and interest in and to all oil, gas, and other minerals in and under and that may be
produced from the following described property in the County of Weld,State of Colorado to wit:
See Exhibit A attached hereto and incorporated herein except those minerals
previously conveyed by Personal Representatives Deed, together with the right of
ingress and egress at all times for the purpose of operating and developing said
lands for oil, gas, and other minerals,and marketing the same therefrom with the
right to remove from said lands all of Grantee's property and improvements,
including the release and waiver of the right of homestead.
Grantor agrees to execute such further assurances as may be requisite for the full
and complete enjoyment of the rights herein granted and likewise agrees that
Grantee herein shall have the right at any time to redeem for said Grantor by
payment, any mortgage, taxes, or other liens on the above described land, upon
default in payment by Grantor,and be subrogated to the rights of the holder thereof.
TO HAVE AND TO HOLD the above described property and easement with all and
singular the rights, privileges, and appurtenances thereunto or in anywise belonging to the said
Grantee herein his successors,and assigns forever.
