COMPANY, LLC, CIO STERLING PROPERTY TAX SPECIALISTS, INC.
WHEREAS,the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS,the Board of County Commissioners of Weld County, State of Colorado, at a
duly and lawfully called regular meeting held on the 26th day of October, 2005, at which meeting
there were present the following members: Chair William H.Jerke,and Commissioners M.J.Geile,
David E. Long, Robert D. Masden, and Glenn Vaad, and
WHEREAS,notice of such meeting and an opportunity to be present has been given to the
taxpayer and the Assessor of said County, and said Assessor, Stan Sessions, being represented
by,and taxpayer Galaxy Land Company, LLC,Go Sterling Property Tax Specialists, Inc., present,
and
WHEREAS,the Board of County Commissioners have carefully considered the attached
petition, and are fully advised in relation thereto.
NOW,THEREFORE,BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado,that the Board concurs with the recommendation of the assessor and the petition

Gentlemen:
The undersigned, Sterling Property Tax Specialists, Inc., represents the owner of the
Property for purposes of filing an abatement for the calendar years 2003 and 2004. A
copy of the Letter of Authorization is attached hereto.
The Property is a parcel of land containing approximately 8.92 acres. The assessor has
valued this land at $7,500 per acre for 2003 and 2004.
However, Petitioner does not believe the assessor has taken into account the limited use,
or marketability relating to this parcel. The Property is an extremely narrow parcel
intersected through the Property by a Public Service right-of-way. It is located in
Unincorporated Weld County, with the majority portion of the Property situated adjacent
to the sewer plant (see map attached as Exhibit A).
Also attached as Exhibit B is the 2005 Notice of Adjustment valuing this parcel at $803,
or $90 per acre.
Based upon the limited usage for the Property, Petitioner contends that this Property
should only have a nominal value of$90 per acre as established for 2005. Based upon the
foregoing, Petitioner hereby requests the assessor adjust the value of the Property to
$803.
