Dear Mr. Olson,
After researching your concerns for the proposed location for a Wal Mart, I am not able
to confirm this possibility. To date, Weld County has not received notification of this request. I
am not sure who the realtor is who told you this, but perhaps this person has more
information.
Your email also expresses your displeasure with development happening around you. Weld
County does not have a future land use map dictating future land uses in the area. The Weld
County Zoning Ordinance is in place, and much of the land around the Kodak property is and
has been for some time zoned Industrial. After zoning is established our Code requires only the
approval of a site plan prior to starting the activity.
You also ask how to present your concerns to the Board of County Commissioners. You may
write and or call the Board, or you may present your concerns to the Board on Monday or
Wednesday at the 9:00 hearing. I am happy to assist you as needed.

Subject: Land use question for east of Windsor
I am located in a subdivision located at WCR23 and Hwy 392 called Willow Springs.
Currently, I am the president of the homeowners association and have been approached by
some of our neighbors concerning a land use issue. The parcel in question is located on
the Northwest corner of Hwy 392 and WCR23. We have been informed by a realator that this
land that is currently for sale is being looked at by Wal Mart for a new store and/or
distribution center. First I am trying to verify if this may be the case or if Weld
County has any indication of this happening. Many of the citizens in our area that I have
talked to are concerned with the development growth in this area. We are not anit growth,
but are concerned in the way the development is being built out in areas where there are
not services or infrastructure when there are many areas along the Hwy 257, Hwy 34 and Hwy
85 corridors that are better suited to this type of development rather than in rural areas
where the county has approved PUD's in the past, only to change the zoning on land
adjacent to these PUD's.
We are concerned that with the development of the Owens-Illinois plant as well as the new
Ethanol plant, that Weld County is not concerned with the negative effects that this
development is having on property values in the area. I am curious if Weld County has any
master plan that outlines what their vision is for this part of Weld County so I can
present this to our homeowners association. If you can provide any insight as well as how
to present to the County Council, it would be appreciated.
