WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, Colorado has previously approved Recorded Exemption No. 338 for Fred Brewer, et al . , concerning property located in part of Sec- tion 14 , Township 2 North, Range 65 West of the 6th P.M. , Weld County, Colorado, and WHEREAS, this amendment to Recorded Exemption No. 338 is required for the following two reasons : 1. The original recorded exemption created a one- acre lot. The Brewers wish to enlarge the one-acre lot to a 12. 925-acre parcel. 2. In conjunction with Subdivision Exemption No. 135 , it is necessary to amend the plat for Recorded Exemption No. 338 by eliminating the 2 . 365-acre tract. (This is a procedural requirement. ) WHEREAS, the legal description of the 12 .925-acre parcel referenced above is as follows : A parcel of land in the Northeast Quarter of the Northeast Quarter of Section 14 , Township 2 North, Range 65 West of the 6th P.M. , Weld County, Colorado, described as: Beginning at the North Quarter corner of said Section 14 ; thence South 00°20 ' 51" East along the North- South centerline of said Section 14 , a distance of 1324 . 55 feet to the Southeast corner of said Northeast Quarter of the Northeast Quarter of Section 14 ; thence South 89°57 '14" West along the South line of said Northeast Quarter of the Northeast Quarter of Section 14 , a distance of 425.00 feet; thence North 00°20 ' 51" West parallel with the North-South centerline of said Section 14 , a distance of 1324 . 87 feet to a point on the North line of said 14; thence North 90°00 ' 00" East along said North line of Section 14 a distance of 425 .00 feet to the POINT OF BEGINNING.
