Dear Carla: Please forward this letter to the Weld County Board of Commissioners, prior to our April 17th hearing. Although the Planning Commissioners did not approve our request for a waiver of Urban Scale Development requirements, their primary focus was on the street paving issue. We concur that it is a good idea to pave the street, however, we would like to revise our request to a waiver of the curb, gutter, and sidewalk requirement. The above referenced letter explains many of the reasons why we are making this request. Below, is some additional data to support our argument: 1. This PUD will consist of only 7 additional rural residential lots, located adjacent to an existing 73 rural residential lots - Peaks @Mtn View ( 5 horse- property lots), and Carmacar Ranchettes (68 horse property lots). Neither of the existing subdivisions have paved roads, and, therefore, they have no curbs, gutters, or sidewalks. Furthermore, the residents of Carmacar Ranchettes have repeatedly voted down the paving initiative (see Larry Leatherman's letter), because they want to maintain the rural atmosphere they have enjoyed for many years. "Urban Scale Development" with curbs, gutters, and sidewalks, simply does not fit, nor is desirable, with the existing residences in the area. To illustrate this point, I have attached photos (2 per page) of the streets in the area, their proximity to this PUD, and the rural atmosphere that the people wish to maintain. 2. Although paving roads is more common in nearby rural residential developments, curbs, gutters, and sidewalks are not. This point is illustrated in the attached photos —4-per-page and 6-per-page. All these subdivisions g EXHIBIT ifF CAA .5ia are in Weld County. Most are controlled by local municipalities such as Fredrick and Mead, yet do not have curbs, gutters, and sidewalks. Wildflower is the newest PUD in close proximity to ours — approximately 2 miles from our PUD. It also is located adjacent to the existing Morningside Estates, yet Wildflower was not required to have curbs, gutters, and sidewalks. These photos show 8 rural subdivisions, all within close proximity to our PUD, that do not have curbs, gutters and sidewalks, and are more consistent with the rural setting we are creating. The photos contained on the 4-per-page sheet, illustrate examples of what we would use for this PUD. One photo of Margil farms, for example, shows a perimeter path very similar to what we have shown on our Landscape Plan. This type of public use is preferred to sidewalks.
