Subject: Legal Action Authorization
COLORADO
The Department of Planning Services staff has scheduled the following violations to be considered at the
December 10, 2002 hearing beginning at 10:00 a.m.. The Department of Planning Services staff is
requesting that the Board review the individual cases and determine whether or not to authorize legal action
to remedy the violations.
Weld County Zoning Violation Cases Continued from October 15, 2002:
VI-0200435, Ms. Phillis Arnold
Chapter 23, Article 111(3), Division 1, of Sections 23-3-20 and 23-3-20.P and Article IV, Division 3 of Section
23-4-140 of the Weld County Code.
The property owner shall re-justify ZPMH-2208 (for Medical Hardship), change the use to a "Temporary
Storage of a Mobile Home"or the mobile home shall be removed from the property.
Weld County Zoning Violation Cases:

Chapter 23, Article 111(3), Division 1 of Sections, 23-3-20, 23-3-20.B,
23-3-30, 23-3-30.F, 23-3-30.1, Chapter 23, Article IV(4), Division 3 of Section 23-4-130 and Chapter 29,
Article 111(3)of Section 29-3-10 of the Weld County Code.
The property owner shall remove, restore or completely screen the Noncommercial Junkyard from all
adjacent properties and public rights-of-ways. The Mobile Homes shall either be removed or new Zoning
Permits for Mobile Homes shall be completed and submitted. The camper/trailer/Recreational Vehicles shall
be removed or abated as dwelling units. Lastly, the illegal subdivision of the property shall be corrected
through a Recorded Exemption and Subdivision Exemption.
