USE BY SPECIAL REVIEW QUESTIONNAIRE
1. Explain, in detail, the proposed use of the property.
The property consists of 45:88 acres of land. We intend on using most of the property
for our-own-residential and personal use. There are two building envelopes-on the
property. We are asking to use approximately three acres(one building envelope) of
the land for our business. The other building envelope is two acres and that is where
we will build our home. The rest of theland will be farmed. We own a fence
company called Majestic Fence. We build residential and commercial fences in the
surrounding front range area. We plan on building a shop for the business to hold a
central office, supplies and materials as well as protect vehicles. We will also be
storing lumber and equipment behind the building.
2. Explain how this proposal is consistent with the intent of the Weld County
Comprehensive Plan
We will only be utilizing a small portion of the property for our business, therefore
preserving n}ost•of the prime agriculture land. In addition,if someone else purchased
the property they could easily use the building for farm equipment storage. We
currently have someone farming the land and will continue to do so after we build.
3. Explain how this proposal is consistent with the intent of the Weld County Zoning
Ortliilailce and the zone district in which it is located.
Again there will be minimal impact on or loss of prime agricultural land. We will
also be providing a service to Weld County residents. In addition we will be using
the land to support ourselves.
4. What type of uses surround the site? Explain how the proposed use is consistent with
and compatible with surrounding land uses.
The land surrounding the area is primarily agriculture land that is being farmed, along
with a few homes on those farms. We are just tone mile north of Johnstown. You can
see the town and the high school from the property. We will be compatible with use
of the surrounding area in that we will be using the land to support ourselves. The
shop we are planning on building will loolc very much like the out buildings and
shops many of the farmers have on their properties. Most of the materials and things
we store outdoors will be no different than the supplies and farm equipment that
many of the farmers store out in the open. The major difference will be that either the
building or screening we plan to do around the property will hide most of our things.
I think we will fit in nicely in this area and have minimal impact on the surrounding
landowners.

5. Describe, in detail,the following:

r^ a. How many people will-use this site?
We currently have two crews with a total of four employees, plus two owners for a
total of six people. The maximum employees we will ever have is 10. We do not
forsee.this happening anytime soon but want the option should the need arise.
b. How many employees are proposed to be employed at this site?
During our peak season we plan to have a total of four employees. Plus, myself and
my husband as owners. If the need arises we could have a maximum of 10
employees.
c. What-are the hours of-operation?
We intend on operating during daylight hours Monday through Sunday. Typically
weekends are worked only during the peak season and then as needed.
d. What type and how many structures will be Erected{build)on this site?
Buildings for the special use permit area will be one steel building, approximately
100ft. X 60ft. On the entire property there will be the steel building for the business
and our-home.
e. What type and how many animals, if any will be on this site?
The business has no animals.
f What kind (type, size, weight) of vehicles will access this site and how often?
We use standard pickup trucks. Most of which are half ton to three quarter ton
capacity. We will also be pulling goose neck utiltiy type trailers with the trucks to
haul our equipment and materials to job sites. Typically, each tuck should access the
site twice per day. In the morning to go to job sites and then returning at the end of
the day. On occasion an additional trip or two could be necessary to restock the
trucks or pick up forgotten items. At-current maximum capacity there will be four
trucks per day.
g. Who will provide fire protection to the site?
The Johnstown fire department will provide fire protection. The property is located
one mile north of the fire station. The fire station will have full access to the property
at all times
h. What is the water source oi4he property? (both domestic and irrigation0.
Our water will come from Little Thompson Water.
i. What is the sewage disposal system on the property? (existing and proposed).
Currently there is no sewage system because we haven't done any building and the
land was previously farmed. We will however be putting in a septic system for
sewage, which will be designed by an engineer and built to meet Weld County Codes.
j. Ifstorage or warehousing is proposed,what type of items will be stored?
We will be storing lumber and vinyl fencing materials. We will also have the
equipment for erecting the fences on site. This includes but is not limited to; a
skidsteer, nail guns, air compressors, generators and other hand tools that are used
daily on the job.
6. Explain the proposed landscaping for the site. The landscaping shall be separately
submitted as a landscape plan map as part of the application submittal.
We plan on using a certain amount of landscaping as screening. We intend on
building vinyl privacy fence along both roads we border. In addition we will plant
some pine trees in five gallon containers (see map for location).
7. Explain a,ny proposed reclamation procedures when termination of the Special
Review activity occurs.
There really should not be any. If we sell this site the new owners of the land could
easily use the building as a workshop, storage for farm implements or many other
things. The landscaping will provide a natural barrier. For the most part this site will
blernd-right}n to its surroundings. If we sell the business we still want the building to
use as a workshop.
8. Explain how the storm water-drainage will be handled-on the site.
The grade of the ground will be set so that the water runs off into the ditches that
already exist for this purpose.
9. Explain how long it will take to construct this site and when construction and
landscaping is scheduled to begin.
We would like to begin constructing the steel building as soon as possible. The
outside structure should be up in two to four weeks. We intend to do the fencing
within the next one to two years. Landscaping will be complete in the next 5-7 years
as time and money allows.
10. Explain where the storage and stockpile of wastes will occur on this site.
Most of the waste will be put into a commercial dumpster and then hauled off once or
twice 2 month. Some of our scrap lumber will be stockpiled behind the building and-
will be removed from the property based upon need.
