WHEREAS, the Board of County Commissioners of Weld County,
a Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the

WHEREAS, a public hearing was held on the 10th day of June,

testimony and statements of those present, has studied the

Weld County Planning Commission, and having been fully
informed, is satisfied that the request for re-zoning complies
with the Weld County Comprehensive Plan and the conditions set
out in Section 81 of the Weld County Zoning Resolution.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado that the petition of
Aldage R. and Rollande Prevost, for a change of zone from
C-Commercial District to I-Industrial District on the
above described tract of land be, and hereby is, granted.
BE IT FURTHER RESOLVED by the Board that the reasons
for approval contained in the Planning Commission recommendations
dated May 5, 1981 be, and hereby are, adopted as the findings of
fact of the Board of County Commissioners in this matter.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 10th
day of June, A.D. , 1981.

I hereby certify that pursuant to a notice dated May 4, 1981 and duly
published May 7 & May 28, 1981 in the Johnstown Breeze a public hearing
was held on a COZ for C TO I as requested by ALDAGE & ROLLANDE PREVOST.
Tom reviewed the Planning Commission' s favorable recommendation.
Glenn Billings was present representing the applicant and elaborated
on the request.
The applicant and the prospective purchaser were also present.
Mr. Billings stated that the purchaser plans to replace the present
septic system.
The was no one present in opposition to this request.
Tom stated that when the new zoning ordinance goes into effect this parcel
will be classified as I-3.
Commissioner Carlson made a motion to approve the COZ from C to I as
requested. Commissioner Martin seconded the motion and it carried
unanimously.

We have received the above referenced application for change
in zoning. From the information presented, we have no way of know-
ing whether the water supply will be from the existing well 9r the City
of Brighton. In addition, little information is presented regarding water
use by the proposed industry. From the irformation presented, it appears
that water use will be quite low; essentially be limited to the drinking
and sanitary needs of 5 to 12 employees .
Although water use may be low, we would need more detailed
information in order to determine if an adequate water supply exists.
Therefore, we must ask that this proposal be held in abeyance until
additional information is received.

Dear Department Members:
We recommend conditional approval of this rezoning application.
Our major concern is with on-lot sewage disposal on the site. The
porous gravels that underlie the area may not treat sewage from a
standard leach field. Pollution of the groundwater may easily
take place.
We recommend that the facilities be hooked up to the public sewage
disposal system. This will prevent any further pollution of the
groundwater from this development.
If this recom-(endation is followed, we have no objection to approval
of this application.

This department has no input to ox confli-cts with the zoning -change.
However, if the zoning change takes place and site use changes,
our comments are as follows:
1. The proposed office and shop will likely require a septi-c
system. Application for such a system must be made to the
Environmental Services Division, Weld County Health Department.
The existing system :for the drive-in must be abandoned unless
the new owners can locate the former system, determine its
size, and, if our department approves the use of the system,
it must be irotetted from trucks, etc. driving over it.
It is our understanding that, within five years, the Town
of Brighton is to provide public sewerage to this area.
2. The requirements of 25-12-103, C.R.S. 1973, as amended,
must be met and, specifically, the maximum permissible noise
levels of an industrial zone must be maintained at the specified
times.
