CO 80632 Dear Commissioners: My five lot subdivision, Challenger Ranch, was approved and recorded 11/06/2001 (Reception #2898487). The shared road and utility improvements were estimated to be completed within one year. The promise to make these improvements is secured by a first Deed of Trust against Lot 2 of this subdivision, I am hereby requesting a one year extension of time in which to complete these improvements. Your collateral has not been compromised, and has, in fact, been improved and increased in value. The internal road (gravel without an asphalt top layer) has been built, landscaping and fencing have been installed, and all public utilities are now inside the perimeter of the development. All required soil tests and sundry reports have been completed and are, to the best of my understanding, satisfactory. Granting of a one year extension would be greatly appreciated as it will avert financial hardship (to me), and, additionally, it will allow construction of a better road as a result of additional grading and packing following the installation of utilities for all of the homes in the subdivision. Please complete the new form and return it to the Clerk to the Board's Office at the address listed above. Also, as a matter of clarification, your letter states the improvements are secured by a Deed of Trust for Lot 1; however, our records indicate we released the Deeds of Trust for Lots 1 and 3-5, and are retaining the Deed of Trust for Lot 2, a copy of which is enclosed.
