This Pleasant Valley Schoolhouse was built in 1870 and is much too large for our family of four to use all of it; we keep the door closed 90% of the time. We are requesting a special use for this extra room (actually 2 adjoining rooms) so that we may host guest families from time to time (we have archived pictures lining the wall where the old chalkboard used to hang). There will be no new structures built or exterior alterations made. There will be only one guest (family) lodged at a time with virtually no change in traffic or utility use. We expect most guests to stay over only one night. 2. Sec. 22-2-150. This proposal is consistent with the intent of the WCC chapter 22 in that it diversifies the commercial economic base of the county. There are no new fees or responsibilities that are incurred by the county and this new expansion of Weld County's economic base is a very efficient means of"paying its own way"as set forth in the codification Ordinance 2000-1) There will be no new impacts on the natural environment and therefore no need to develop measures to mitigate these. It will be an obvious goal to maintain a commercial environment which is free of unsightly materials, including inoperable vehicles, unscreened outdoor storage of items, refuse and litter. 3. Sec. 23 Biggest concern in chapter 23 concerning Ag zones, relates to Prime Farmland and natural habitat not being disturbed. Prime Farmland will continue to be undisturbed by granting this permit as there will be no new structures erected and an obvious appreciation for wildlife and nature will be nurtured when guests arrive in the country. The goals of the county are surpassed as set forth in chapter 23. 4. The use is Agriculture and again,we would have no changes insofar as the land use or prime farmland may be concerned. 5. A. Guests would number no more than 4 at a time and usually only 2 people. 5. B. No employees--only family and our children. 5. C. Hours of operation--4pm to 11am 5. D.
